					RULES AND REGULATIONS TO RESIDENCE LEASE
1. Premises: The following described in_______________________, described as follows: _____________________________________, (the “Premises”). 2.

Rules and Regulations: Landlord and Owner herby adopts the following Rules and Regulations in accordance of Lease pursuant to Section _________ of said Lease.
a. VISITORS: No Tenant shall be allowed to have a visitor longer than 10 days. All Occupants/Tenants are listed on the leases and any visitor remaining on said property more than 10 days will be asked to leave immediately. The first violation will be a 3 day notice and which will lead up to and including termination of Lease. (Section ______________ of said Lease). b. PETS: Tenant shall take extra care and safeguard all Tenants and Visitors from their pet or pets and must be present with the dog and on a leash at all times when outside of the Premises; and never left unattended. The first violation will be a verbal warning; the second will be a 3 day notice and which will lead up to and including termination of Lease.

All Tenant exterior doors including the front security door must always be closed and secured tightly to prevent their pet or pets from opening any doors.

Each Tenant shall provide evidence of pet or pet’s vaccinations within 10 days of this Notice to Landlord.
d.

Each Tenant shall clean up after their pet or pets waste up immediately after each time the pet is in the yard.
e.

Each Tenant hereby agrees that they will be fully responsible for all of pet or pets conduct. Tenant agrees that they will fully reimburse Landlord, Owners, Tenants or Visitors for any damage, claims or liability incurred by pet or pets. Neither the Landlord nor the Owners shall incur any liability in accordance with Section ________ Liability Indemnification Waiver.
f. g. All Tenants hereby agrees that if a dog bite incident occurs, Tenant will automatically be in default of the Lease and Tenant will be given a thirty (30) days written notice to vacate the Premises. Tenant will not be relieved of the terms of the Lease unless and until Landlord secures a new Tenant. h. Each Tenant shall take extra care and safeguard all Tenants and Visitors from barking pet or pets at all times. If a dog is continually barking and a complaint is made the Tenant must take immediate action to cease this behavior immediately. The first violation will be a verbal warning; the second will be a 3 day notice and which will lead up to and including termination of Lease. Tenant will not be relieved of the terms of the Lease unless and until Landlord secures a new Tenant. i. Tenants are not to give other Tenants letters, e-mails, text messaging or verbal rules, regulations or any guidelines. This is an obligation and requirement for the Landlord and not a duty of any Tenant.

All Tenants will comply with the Rules and Regulations posted in the Laundry area and also emailed to all Tenants for the washer and dryer. The service is provided as a privilege if abused the machines will be replaced with coin operated machines.
j. k. Smoking: There is absolutely No Smoking allowed in the building. Tenants that smoke must do so outside away from the building and clean up their cigarette butts.

On ____________, Landlord placed a full and complete set of Rules and Regulations under each Tenants door, Landlord also emailed a set to each Tenant. Rules and Regulations have been given to all parties each have now been are apprised of these Rule and Regulations and must adhere to each of the Rules and Regulations effective immediately.

With the exception of (h) the first violation will be a verbal warning; the second will be a 3 day notice and which will lead up to and including termination of Lease. If the Rule or Regulation is not complied with the Tenant will automatically be in default of the Lease and Tenant will be given a thirty (30) days written notice to vacate the Premises. Tenant will not be relieved of the terms of the Lease unless and until Landlord secures a new Tenant.
m. n. Landlord reserves the right to change, modify, add or delete the Rules and Regulations at their discretion.

Conflicts with Original Lease. In the event any of the Rules and Regulations conflicts with, varies from, or modifies the terms or provision of the Lease, then in such event, the terms and provisions of the Rules and Regulations shall control and govern the rights and obligations of Tenant and Landlord.
