PARADIGM HOUSING GROUP LIMITED JOB DESCRIPTION POST: Sales & Marketing Officer Direct Reports: None Regular Contacts: Customers (external & internal) Sales & Marketing Team RESPONSIBLE TO: Sales Manager JOB PURPOSE: To deliver effective and timely results in the marketing and sale of the group’s new build home ownership schemes. To project manage the marketing and sales of the new build properties from notification by the Development Team through to completion of sale. KEY ACCOUNTABILITIES: Liaising with development colleagues to ensure correct information is obtained for marketing and necessary documents are obtained for conveyance purposes. Preparing marketing materials for the marketing of the group’s new build home ownership schemes. Liaising with local authorities, homebuy agents and other external organisations to obtain nominations for home ownership sales. Marketing home ownership schemes to nominees and direct applicants including selling off plan. Handling incoming enquiries relating to low cost home ownership. Liaising with colleagues across all divisions within the group regarding a range of operational issues. Contact will be made by telephone, in writing and in person. Processing applications to determine eligibility in respect, local authority nomination agreements, Homes & Communities guidelines and any other scheme criteria, Carrying our viewings and interviews for prospective purchasers. Keeping regular contact with customers to provide support. Managing the conveyance process in regular liaison with solicitors and other professional agencies, including checking and approving mortgage offers. Conducting handover interviews to ensure new home owners are fully informed. Inputting essential data onto the groups systems, to include applications, lettings, nomination and disposals. Reporting on progress of sales process to local authorities, homebuy agents, Housing Corporation and other agencies. Managing new build voids including recording of meter readings, identification of defects and items of disrepair when on site and take appropriate remedial action. Providing effective support to the sales Manager and other members of the team as required. Assisting with the establishment of effective working procedures. LEVEL OF AUTHORITY Determine which prospective purchasers should be offered which home, taking into account the local authority priority criteria, demand and purchaser preference. Contribute to the formulation of nominations agreements. Contribute to the ongoing review of the design brief for home ownership properties with a view to delivery desirable and marketable properties. Review scheme documentation to identify operational implications. Assist in the organisation of and attending new homes shows, open days and other such events for the marketing of the group’s new build schemes. Authorise invoices for payment. REQUIRED OUTCOMES FROM POST Success in this post will be measured by:- Meeting all service and performance standards. Maximum effectiveness in the post as a result of organising personal workload. PERSON SPECIFICATION Previous experience of sales and marketing of residential property sales. Ability to communicate with customers and providers in all aspects of the sales process. Ability to proactively forward innovative and creative solutions to enhance sales. Ability to interpret legal and financial information. Clear and concise verbal, written and presentation skills. Ability to work effectively both in a team environment and as an individual. Familiarity with Microsoft applications. Ability to adapt to change. Paradigm Housing Group Terms and Conditions of Service Sales & Marketing Officer SALARY ON The range for the starting salary for this post is £24,276 APPOINTMENT: - £26,052 pa according to skills, competencies and experience. Salaries are reviewed at the end of your probationary period and through our competency framework on an annual basis. PAYMENT OF SALARIES: Salaries are paid monthly on the fifteenth working day of the month by direct credit into a bank or building society account. LENGTH OF CONTRACT This contract is temporary for a period of 12 months. LOCATION: This post will be based at our offices in Glory Park, Wooburn Green, however you may be required to work at any other premises which the group currently has or may later acquire within 25 miles of this. CAR SCHEMES: The post-holder will be expected to have a current UK licence and car available for occasional business use and will be reimbursed for business mileage at the agreed rate. PROBATIONARY PERIOD: This appointment will be subject to a probationary period of six months, during which time the post holder will be expected to establish his/her suitability for the post. HOURS OF WORK: These are 37 a week Monday to Friday. FLEXI TIME SCHEME: Paradigm operates a flexible hour’s scheme. A maximum of 10 days flexi leave can be taken in a year. HOLIDAY ENTITLEMENT: The holiday entitlement for this post is 25 days per annum. All new employees will be able to join The Social Housing Pensions Defined Contribution Scheme. The employer and employee will make a contribution of 5% into the scheme. CHILDCARE We offer employees the opportunity to participate in a VOUCHER SCHEME: contributory childcare voucher scheme, which is exempt from Tax and National Insurance contributions.
