As you know, commercial buildings have their own way of calculating the cost of cleaning .The best
factor we usually use is calculating per working hours required to clean a commercial building. This will
need us to know some information about specifications of the offices and the assets included such as
floor area , desks number, cabinets numbers, glass area…etc (Attachment 1.)

For your convenience, we have attached (Attachment 2) a list of some maintenance jobs that we provide
included in the cleaning services provide. Mostly we do such maintenance without any extra charges
expect the materials cost.

Introduction

management activities in the emirate of RAK. Away from the classic point of views, we have
imported the most applied best practices in the field, and manipulated them to suit this market
through the supervision of professionals. We aim to have all parties satisfied: owner, tenant,
investor, developer and manager.

3. Lease
We understand leasing operation as a high level of relation between owners and tenants where
PPM formulating the accurate bridge between of such relations. Lease will provide the most
satisfying and comfortable life for tenants and will protect a long life property for tenants
We do not lease without previous inspection
We choose the right property for the seeker depending on his social needs, family satisfaction,
location satisfaction, financial abilities and other criteria.
We only deal with First Class properties.

We provide to tenant all necessary living requirements: maintenance, legal follow-ups, grace
period of payment, security, emergency assistance, and outreach to vendors of all services.

4. Maintenance
PPM classifies its maintenance operations into the following levels and types. This will make it easier
for clients to understand the nature of this business and the services required to their properties:
Preventive services
Periodical (preventive) services: They are the services provided on regular periods to the property.
Number of regular maintenance times is determined as per the maintained items. The regular
maintenance is meant to deal with normal conditions of the property, and may be some minor
repairs or adjustments. Big damages and/or those which need special repair or long time of repair
will be dealt with as ordered services. For the periodical services, the owner will have the schedule
of those services and will facilitate the access to the property in the dates and times specified in the
schedule. In case the managers (PPM) fails to access the property as a result to any barrier caused
by the owner and/or tenant of the property, the service will be registered as done, and the
managers will not be responsible for any results of any type.
Ordered services
They are the services provided upon the request of the owner or the tenant of the property. Such
ordered services will be provided within a reasonable period depending on the nature of the
required service. For dangerous damages, and/or inconvenienced conditions to tenant, services will
be provided within 24 hours after the request. For ordered services, the managers will be ready to
provide these services any time through supervised, uniformed technicians who will attend to the
property:
Emergency cases: The Managers will be in the field within 3 hours of receiving the order form
the owner (example: electric damages, fire alarm damages, gas damages, broken pipes ….etc).
Normal cases: The Managers will be in the field within 24 hours of receiving the request from
the Owner.
General: The above timing is for contractual purposes, and first party will make his best to be in
field in the shortest period, especially for emergency cases and the cases where a danger is
possible.

5. Inspection Services
Mostly, not all what you see in property is the actual condition: Engineers and technicians of
PERFECT are qualified enough to inspect the property and to find the hidden snags that may corrupt
the healthiness or the satisfaction of the owner or the user. By inspection, we can determine the
readiness of the property to earn the best and to provide the best.
All the process is controlled by the technical and engineering criteria.
We inspect every minimum component in the property.
We develop a very clear, specific, accurate, snags list.
We support snags list with cost of repairs estimation.
We inspect hidden and appeared component in the property.
We follow-up the legal and official rules and directions related to buildings and their use.
We practice inspection using advanced equipment and tools, in addition to the engineering and
technical experiences
6. Cleaning
Among the services we practice is the cleaning services provided to all types of properties. We do
not deal with cleaning as a classic service that is conducted just for cleaning: we deal with it as a
guaranteed service that must satisfy client to the most of his expectations and satisfaction.
Since we are deal with cleaning as an absolute understanding, we trust ourselves to provide this
service to any type of properties that could be cleaned. Each property has its own characteristics
and its special way to be dealt with. Such is determined in the before-start field inspection
conducted by our environmental and interior specialist’s inspection over the property.
PPM provides property cleaning for all phases that property needs:
1. Handover Cleaning
2. While In Use
3. Move-In/Move-Out Cleaning
4. Regular cleaning while property is not occupied
5. After maintenance cleaning
As clients’ satisfaction is our main purpose, we divide our services into:
1. Ordered Cleaning/Upon request
2. Contractual (Regular) Cleaning

Our cleaning services are recognized by many unique advantages such as:

Brokerage is not simple mediation between the seller and the buyer, where one pays and other
receives. We do transfer the action into investment relationship were all parties are dealt in
complete fair consideration. Analysis of transaction is a must where parties can share their decision
free.

We provide all necessary information of market prices, demands, trends, and sales directions.
