Real estate signs, not to exceed eight square feet in area in a residential district or 32 square feet in other districts, which advertise the sale, rental, or lease of the

premises upon which said signs are temporarily located. No real estate sign shall be located in a street right-of-way. Real estate signs shall not be closer than 10 feet

to a side or rear lot line. Sign placement shall comply with the traffic visibility requirements set forth in § 270-45 of this chapter.

(i) (1) One real estate sign is allowed on any lot or parcel, provided such sign is located entirely within the property to which the sign applies and is not illuminated. Real

estate signs may also be placed on private properties where the REALTOR has specific permission. These signs are allowed only during the open house event. Signs are

prohibited on public property or public right of ways.

(2) In residential and commercial districts, such signs shall not exceed 8 sq. ft. in area and shall be removed within 30 days after sale, rental or lease has been accomplished.





(3) Signs larger than 8 sq. ft. advertising For Sale, Rental or Lease require a sign permit.

The following temporary signs shall also be exempted from § 320-80 of this article subject to the following conditions:

Temporary real estate signs.

Number. There shall not be more than one temporary real estate sign for each lot, except that where a lot abuts two or more streets, one "For Sale" sign may be allowed for

each abutting street frontage.

Area.

Single-family areas. In all residential zoned areas, temporary "For Sale" or "For Rent" real estate signs shall not exceed 12 square feet in gross surface area.

Location.

Temporary "For Sale" real estate signs shall be located only upon the premises for sale and shall be set back a minimum of 10 feet from any abutting side or rear property line

or driveway. Additionally, signs shall be set back a minimum 10 feet from the edge of the roadway shoulder. If no shoulder exists, the sign shall be set back a minimum of 10

feet from the edge of the roadway pavement. Temporary "For Lease" or "For Rent" real estate signs for business shall be attractively designed and located on the existing

business's freestanding sign in accordance with Town Administrator approval. If the Building Inspector and sign applicant disagree on sign design and/or location, the

proposed sign shall be subject to Town Board approval.

Exceptions:

Property for sale or lease that does not have roadway frontage may locate a real estate sign on a nearby property that does have roadway frontage, in accordance with location

requirements stated in Subsection B(1)(c)[1]. This shall only be permitted with the permission of the owner of the property on which the sign is being placed.

Title 7: Chapter 6 (Q). Real Estate Signs – A temporary sign advertising the real estate upon which the sign is located as being for rent, lease, or sale will require approval if

placed in road right-of way from local jurisdiction. That would be one of the following: a Town of Grafton, County or State road.

7.6.4.01(B) Real Estate Signs which advertise the sale, rental, or lease of the premises.

(1) May not exceed eight (8) square feet in area.

(2) Shall be limited to one (1) sign facing each abutting public roadway.

(3) All temporary real estate, open house and directional signs may be displayed one (1) hour prior and removed one (1) hour after open house closing.

B. 1. Real estate signs which advertise the sale, rental or lease of premises upon which they are temporarily located only, may be placed in any district. A real estate sign shall

way. Temporary real estate open house directional signs may be located on private property only with owner permission. Directional signs may also be posted in the right-of-

way between the curb and sidewalk or in the absence of curb or sidewalk, within three feet of the edge of the road. 4. All temporary real estate directional signs must be

removed the same day posted, immediately after closing of the open house,

5. A twenty-five dollar fee will be charged if violated. Confiscated signs will be available for owner pick-up at the Grafton police station,

property line or driveway. Additionally, signs shall be setback a min of 10 ft from the edge of the roadway shoulder. If no shoulder exists, the sign shall be setback min of

2. Such signs in industrial or agricultural zoning districts shall not exceed 32 sq. ft. in area and 6 ft. in height

3. Such sings in business zoning districts shall not exceed 12 sq. ft. in area.

4. Such sings shall be set back a minimum of 5 ft. from front or side lot lines. Such sings may be placed on the building or placed in a window if there is less than a 5 foot set

back. Signs shall not be located within the vision setback area or closer than 15 ft. to a driveway.

5. Such sings may be single or double-faced.

6. Such sings shall not be illuminated.

7. Such signs shall be removed within 7 days of sale or lease of the premises.
