LEASE DEED
This Deed of Lease is made on the 10th day of august 2011 at Hyderabad by and between:
SMT. G.ARUNA W/O. ESWARA RAO, aged about 43 years, resident of the Flat No.560, Vivekananda
Nagar Colony, kukatpally, hyderbad-72, here in after referred to as “LESSOR” which term shall include
his heirs, legal representatives, assignees, administrators, attorneys on the one part.
AND
M/S. Gandiva Computers, a firm represented by Mr. D.Rahul Pradeep, S/O. D.Srinivas Rao, resident of
Plot No: 640, f-201, Vivekananda Nagar Colony, Kukatpally, Hyderbad – 72, here in after referred to as
“LESSEE” Which term shall include his heirs, legal representatives, assignees administrators, attorneys
on the other shall include his heirs, legal representatives, assignees administrators, attorneys on the
other part.
Where the Lessor is the rightful owner and possessor of the shop Nos. 343&344, 2nd floor, situated at
padmavathi plaza, opp: K.P.H.B, Hyderbad-72 more specifically described in the schedule here in after
called the said for the premises and where as the Lessee requested the Lessor for leasing the said
premises for period of 11 months on the terms and conditions in this agreement and the Lessor has
agreed for the same.
1. That the lease has been granted by the Lessor for a period of 11 months commencing from 10th
august, 2011 and closing on 10th July, 2011 in favour of the Lessee of the said premises along
with furniture and fixtures as detailed in the annexure on a monthly rent of Rs. 10,000/- (Rupees
ten thousand only) per month subject to an increase of 10% on the existing rent last paid after
every one year.
2. That the Lessee shall pay the electricity bills, water charges as per actual consumption.
3. That the Lessee shall pay the maintenance charges as described by the other occupants of the
building complex.
4. That the Lessee shall maintain the said premises in good habitant condition.
5. That the lessee shall use and occupy the said premises of their business purpose. The Lessee
agrees not to store in the said premises any hazardous materials. The Lessee if so desired may
insure the building against any civil commission etc., in his own interest.
6. That the Lessor agrees for the installation of Lessee telephone in the premises for performing
their business.
7. The the Lessee may fix and display on the said premises any signboard, neon sign and
advertisement pertaining to their business.
8. That the Lessee shall permit the Lessor or their duly authorized agent or agents to enter the
premises at all convenient times for periodical inspection of the said premises except when any
function is being held there is and if there is any improver utilization of the premises or damages
to the fixtures, the Lessor is entitled to adjust the cost of such losses from the paid security
Deposit amount Rs. 50,000/- (Rupees fifty thousand only) paid by the Lessor at the Limit of
agreement.
9. That the Lessee shall keep and maintain the said premises with all fittings and fixtures clean and
tidy free from dust and rust and get painted the wooded work and inside walls wherever
necessary, if so desired during the period of the Lessee’s stay, but any right of reimbursement or
set off against rent or other claims against the Lessor does not arise under any circumstances.
10. That the Lessee shall not make any construction or additions or alterations there to except
inside removable wooded partitions by way of adjustments without the prior constant of the
Lessor in writing or all to be removed by the Lessee at the termination or earlier determination
of the tenancy at Lessee’s own cost and expenses without causing any mischief or damage to
the building.
11. That after termination of Lease period the Lessee shall handover the said premises to the Lessor
the vacant possession of the said in good condition.
12. That it is agreed if either parties wants to terminate this Lease deed earlier than the expiry of
the period of this Lease deed, they can do so by giving to the other party three months advance
notice in writing.
13. The parties here in may mutually agree for further extension of this Lease Deed by mutual
consent.
14. The rent shall be payable for the month 10th of following month and Lessor shall give receipt
therefore.
15. Contravention of any clause of the above terms and conditions and two months continuous
default of payment of rent, by Lessee the Lessor has every right to determine the Lease and
Lessee shall hand over vacant possession of the said premises to the Lessor,
16. Board tax, property tax and other municipal tax are borne by Lessee.
