MEETING OF THE BOARD OF DIRECTORS

JULY 26, 2006



MINUTES



NOTICE Upon due notice given, the Regular meeting of the Board of Directors of the

Walnut Square Homeowners Association was held on July 26, 2006 at the

Heritage Park Community Center, 14301 Yale Avenue, Irvine, California.

CALL TO

ORDER The meeting was called to order at 6:35 P.M. by Board President, Mr. Pandit.



CONSENT

CALENDAR Motion was duly made and seconded to approve the Consent Calendar

provided Management make the following correction in the June Board

Meeting Minutes under “Unfinished Business”. Mr. Pandit, President,

suggested that the job description be placed under each item requiring repair.

Motion carried unanimously. The Consent Calendar is attached to and is a part

of these Minutes.

UNFINISHED

BUSINESS Concrete at Benches

Motion was duly made and seconded to accept the proposal by Rhino

Construction to replace the concrete pads in front of the two benches at the

park, in the amount of $615.00. Motion carried unanimously.



12-14 Elksford Avenue

Motion was duly made and seconded to accept the proposal made by Rhino

Construction to replace the damaged divider fence, which is 42 feet in length.

Motion carried unanimously.



17 Golden Glen Street

Motion was duly made and seconded to table this matter until the next property

inspection on the third Wednesday of the month. Motion carried unanimously.

71/73/75 Golden Glen Street

Motion was duly made and seconded to accept the proposal by Rhino

Construction to replace the existing interior fence, 40 feet and one gate. Motion

carried unanimously.



85 Golden Glen Street

Motion was duly made and seconded to replace the gate at 85 Golden Glen,

at an amount not to exceed $500.00, with Rhino Construction. Motion carried

unanimously.



37 Kazan Street

Damage to both wall and the ceiling in the garage following a plumbing leak.

The matter was tabled until the next property inspection on the third

Wednesday of the month. Motion carried unanimously.



67 Kazan Street

Repair 360 feet of shingle siding due to termites. Motion was duly made and

seconded to accept the proposal by Rhino Construction in the amount of

$6,985.00. Motion carried unanimously.



76 Kazan Street

The balcony deck failed at the connection to the building. Motion was duly

made and seconded to accept the proposal by Rhino Construction in the amount

of $4,519.00. Motion carried unanimously.



96 Kazan Street

Drywall repairs from a roof leak. Motion was duly made and seconded to wait

for a proposal from PPM and to table this matter until the next Board meeting.

Motion carried unanimously.



136 Kazan Street

Replace and/or repair damaged decking, and clean and seal coat the remaining

steps. Motion was duly made and seconded to accept the proposal by PPM in

the amount of $1,540.00. Motion carried unanimously.



154 Kazan Street

Replace the concrete that has lifted due to tree roots. Motion was duly made

and seconded to accept the bid by PPM in the amount of $1,335.00. Motion

carried unanimously.



54 Oval Road

Replace the entire damaged fence with wood guard gate replacement, including

the gate. Motion was duly made and seconded to accept the proposal by Rhino

Construction in the amount of $2,850.00. Motion carried unanimously.

63 Oval Road

Replace the raised slab to the left of the entry door due to water intrusion.

Motion duly made and seconded to ask RGS to go out to the property and

investigate what the cause of the water intrusion is. Motion carried

unanimously.



92 & 96 Oval Road

Install a new deck at 92 Oval Road and repair the deck at 96 Oval Road.

Motion was duly made and seconded to except the proposal by PPM in the

amount of $5,115.00. Motion carried unanimously.



93 Oval Road

Replace the divider fence with wood guard fencing, approximately 14 lineal

feet. Motion was duly made and seconded to accept the proposal by Rhino

Construction in the amount of $700.00. Motion carried unanimously.



101 Oval Road

Trellis and trim replacement due to dry rot. Motion was duly made and

seconded to except the proposal from PPM in the amount of $910.00. Motion

carried unanimously.



150 Oval Road

Replace damaged separation fence with wood guard replacement,

approximately 23 lineal feet. Motion was duly made and seconded to accept the

proposal by Rhino Construction in the amount of $1,150.00. Motion carried

unanimously.



171 Oval Road

Replace new fence due to dry rot and termite damage. Motion was duly made

and seconded to accept the proposal by Rhino Construction in the amount of

$1,900.00. Motion carried unanimously.



177 Oval Road

Replace drywall in the ceiling due to a roof leak. This matter was tabled until

the next Board meeting. Motion carried unanimously.



Hose Bib Replacement

Motion was duly made and seconded to accept the proposal from A to Z

Plumbing Services in the amount of $720.00. Motion carried unanimously.



Wader Pool Light Replacement

Motion was duly made and seconded to get an additional proposal from Three

Phase Electric. This matter is tabled until the next Board Meeting. Motion

carried unanimously.

Pool Service Contract Proposal

The Board had requested Management to obtain an additional contract proposal

for pool service. Motion was duly made and seconded to retain the services of

Aqua Blue Company and to not look further for additional vendors. Motion

carried unanimously.



Budget Approval-Mid Year Increase

Management prepared a budget to increase, beginning September 1, 2006 thru

December 31, 2006, the assessment dues to $220.00. Discussion ensued.

Motion was duly made and seconded to accept the mid year increase budget as

prepared Management. Following the approval, the budget will be mailed to the

Membership at Large. A Motion carried unanimously.



NEW BUSINESS Homeowner Requests



94 Kazan Street

Homeowner reports that her fence is damaged and needs to be included in the

fence repairs and/or replacements. Motion was duly made and seconded to table

this matter until the fence can be inspected by the Board, and to be brought

back to the next Board meeting. Motion carried unanimously.



152 Oval Road

The homeowner is reporting that his front door needs to be replaced as well as

the wood fence between 150 and 152 Oval, it is falling down and it is a safety

hazard. He would also like the rear fence to be inspected since nails are sticking

out of it. His contractor has also reported that the water shut off valve for all

four units is in poor shape and needs replacing. Motion was duly made and

seconded to table this matter until the next Board meeting so the Board can

inspect the residence. Motion carried unanimously.



85 Oval Road

This homeowner has been waiting for roof repairs to be completed since April.

She was not in the last phase of roof repairs. Motion was duly made and

seconded to table this matter until the next Board meeting so that the Board can

inspect the roof request. Motion carried unanimously.



60 Oval Road

Gate repairs. Motion was duly made to table this matter until the next Board

meeting and request that Rhino Construction prepare a proposal. Motion carried

unanimously.

OPEN FORUM The homeowners of 31 Kazan attended the Board meeting to discuss the repair

of their bathroom cabinet due to a recent plumbing repair where the bathroom

cabinet was cut, as well as the drywall behind it. The plumbing issue has been

repaired and the drywall has been replaced, but the back of the cabinet has not

been replaced. Homeowner is requesting that the Board approve a repair since it

was due to a plumbing issue. Motion was duly made and seconded to approve a

proposal from Rhino Construction to repair the wood bathroom cabinet in the

amount, not to exceed $200.00. Motion carried unanimously.



ADJOURN There being no further business to come before the Board at this time the

meeting was adjourned at 8:20 P.M. by Board President Mr. Pandit.



NEXT MEETING The next meeting is to be determined.
