We strongly recommend that you take out holiday insurance to cover all circumstances

Terms & Conditions:

Booking & Deposit

• A non-refundable deposit of 30% of the total booking cost must be sent with the booking form.
• Your booking will be confirmed on receipt of a completed booking form and deposit.
• Signing of the booking form by the lead guest confirms acceptance and understanding of these terms and conditions on
behalf of all persons intending to occupy the villa.
• The full balance is due not less than 12 weeks prior to the date of departure. Please see Cancellations section for details if
you unfortunately have to cancel your booking.
• For bookings made within 12 weeks of departure, the full balance will be due on booking and will be confirmed on receipt
of payment. Please also see cancellation section.
• On receipt of the final balance, the Lead guest will be provided with full details and instructions for accessing the villa.
• Prices may be subject to change at owner’s discretion. All prices are stated in GBP Sterling.

Breakage & Damage

Completion of booking form confirms acceptance to pay for any damage of any kind caused by your party’s occupancy of the
property. Please check the villa and report any damage to Club Orka Reception (our management agents) on arrival, or within
12 hours if arriving late at night/early morning. Failure to do so may mean you will be unfairly liable for damage caused by a
previous guest/cleaner

• All breakage or other loss incurred during the rental period must be reported to Club Orka our management agent, within
24 hours of such breakage or loss there will be a charge for breakages.
• Please take care of your villa front door key, electricity fob and safe key. If lost, a replacement key/fob will incur a charge to
be replaced. This must be reported to Club Orka
• If you lock yourself out, don’t panic! Club Orka Reception will be happy to assist you if no Orka representatives are available
on the Mountain View complex at the time.


• Any cancellations must be made in writing and will be subject to the following charges:

o More than 8 weeks before departure : Loss of initial 30% deposit only
o Between 6 and 8 weeks before departure : Loss of 50% of total cost
o Between 4 and 6 weeks before departure : Loss of 75% of total cost
o Less than 6 weeks before departure : Loss of 100% of total cost

• Although exceptional, we reserve the right to cancel the booking and return any money paid.


• During your stay the owners or owners' agents accept no responsibility for any death, personal injury, accidents, loss or
damage to persons or personal possessions however caused.
• We strongly advise appropriate travel and cancellation insurance is taken out for all members of your party.
• Force Majeure - The owners or owner’s agent cannot accept, be responsible for or be liable in respect of loss, damage or
changes caused by force majeure (e.g. strikes, floods, closure of airports, weather conditions or other events beyond our
control). In the unlikely event of a complaint during your stay, please contact Club Orka Reception, our management agents
and/or e-mail us at .
• No liability is accepted by the owner for loss of main services or failure of appliances, nor for the consequences of the
actions or omissions of persons who may control supply of mains services, nor any actions taken in the vicinity of the
property by any authority over which we have no control.
• No liability is accepted for any problems you or your party may have when acting on recommendations made by the owner,
e.g. restaurants, shops, excursion companies etc. These recommendations are for your information.
• For your convenience, we can arrange competitively priced transfers to and from Dalaman Airport for you. If you wish more

liability is accepted should you encounter any problems with the transfer company.
Accommodation & Safety
• The accommodation provided is only for the persons named by the party leader on the booking form. Subletting, sharing or
assigning is not permitted.
• Persons under the age of 18 MUST be accompanied by an adult.
• The villa must be left secure at any time while you are away from the property. Please ensure all doors and windows are
closed and locked.
• No person is to be allowed access to the villa without first identifying their credentials. NO persons to be admitted unless
they are, or are with an Orka representative and have prior permission to enter. If you are in any doubt, do not allow entry
and contact Club Orka reception or Orka representative on the Mountain View Complex..
• The property will be available after 4pm Turkish time on the arrival date unless otherwise agreed.
• The property must be vacated by 12 noon Turkish time on the date of departure unless otherwise agreed.

Swimming & Children’s Pool & Sun Deck

Our communal swimming and children’s pool is a key feature of our complex and our villa is directly adjacent to the
swimming pool. Your safety is important to us so please ensure all in your party are made aware of, and comply with the
• Anyone using the pool and/or sundeck does so at their own risk. We cannot be held responsible for any loss or injury
resulting from the use of the pool or sundeck.
• Children must be supervised by an adult at all times when in, at or near the pool/sundeck.
• Diving is strictly prohibited.
• Glassware and other breakable kitchen items are not permitted in the pool area. For your safety and convenience we have
supplied plastic glasses etc. for this purpose.
• Please do not use the pool after 7pm to allow for cleaning and maintenance.

Smoking & Animals

• For the comfort and safety of our guests smoking is not permitted within the villa or villa terrace. Smokers may do so
around the complex and at the day bar area.
• Sorry but no animals and pets are allowed in the villa.

Other important information:
• Excessive use of electricity & water is expensive and wasteful. Leaving running water, air conditioning, appliances or
lighting on unnecessarily may result in a deduction from your security deposit.
• For your convenience, we can arrange competitively priced transfers to and from Dalaman Airport for you. We receive no
commission for this and if you go ahead, then no liability
• Access road currently unsuitable for wheelchairs
•With many areas of Turkey there is occasional risk of localised power cuts. For your safety, an emergency light/torch is
available. Please do not remove from villa.
