If my application is approved, the Landlord and I shall sign a written lease or rental agreement. The Landlord and I have no rental agreement until the time that the lease or written rental agreement is signed. I have paid the earnest money deposit and credit report indicated on this application. The earnest money deposit will be applied to my security deposit or my first months rent if the Landlord enters into a lease or rental agreement with me. If this application is approved, and I fail to enter into a lease or rental agreement, the earnest money and any subsequent payments may be retained to compensate the Landlord’s costs and damages, subject to the Landlord’s duty to mitigate. The earnest money and any subsequent payments will be refunded to me by the end of the next business day if: (1) this application is rejected, or withdrawn before approval; or (2) if the Landlord takes no action on this application by the end of the 21st day following the Landlord’s receipt of the earnest money. The credit report fee is nonrefundable. I hereby authorize the Landlord and Manager to investigate my credit and financial responsibility, income, criminal background, rental and eviction history, and the statements on this application, and to obtain a consumer credit report on me from a credit reporting agency that compiles and maintains files on consumers on a nationwide basis. My performance under any lease or rental agreement that I may enter into with the Landlord may be reported to such a reporting agency. Landlords may not require any prospective tenant to provide or disclose their social security number in relation to an application for housing or in relation to the execution of a lease, unless such disclosure is mandated by state or federal law. An applicant’s refusal to provide a social security number to a landlord shall not be a basis upon which said landlord may deny housing to such an applicant. I acknowledge that the Manager and the agents and employees thereof represent the interests of the Landlord, but they also have a duty to treat all parties fairly and in accordance with fair housing law, and to disclose material adverse facts about the property. INCOME: Gross income of all applicants per apartment must be three times the amount of rent or show that you have successfully been able to pay a higher proportion of income for rent for the previous two years. Income is determined from all sources and all applicants. 2. EMPLOYMENT: All prospects must have verifiable current employment and six months of employment history, or have a verifiable source of income. This can also be shown by tax returns for the previous year. 3. CREDIT: All applicants and/or co-signors must provide a valid social security number, or enough information for a credit report to be verified if social security number is not provided. A credit report will be run on all applicants. Alternative identification must be provided if prospective tenant is not allowed or does not have a social security number. Credit scores from Trans Union of 600 or higher, will be considered sufficient. 4. RENTAL HISTORY: Two years of verifiable residency from a non-related housing provider or one year of verifiable home ownership. If rental history includes more than two five-day notices terminating tenancy for any reason, the application is subject to denial. 5. CRIMINAL BACKGROUND: Background checks will be processed for all applicants. Applicants with two years of release from incarceration, parole, probation, or paid fine, have been convicted of disturbance of neighbors, violence to persons or destruction of property, drug related crime or manufacture of distribution of a controlled substance do not meet background requirements. 6. AGE & OCCUPANCY: All applicants must be at least 18 years of age and all applicants must submit an application. No more than 2 persons allowed per bedroom and not more than 2 unrelated adults in a 2 bedroom and no more than 3 unrelated adults in a 3 bedroom apartment. Madison Media students may be exempt from this if involved in an apartment share situation. 7. SECURITY DEPOSIT: The security deposit will vary depending upon the building and/or landlord policies. Prima Management, Inc. serves as an agent to various landlords. We require earnest money deposit of $50.00 with each completed application. If an application is not accepted, the full earnest will be refunded by the next business day. If an application is accepted but the applicant decides not to enter into a rental agreement, the deposit may be retained to compensate the Landlord’s costs and damages, subject to the Landlord’s duty to mitigate. Security deposit must be received in full at the time of the lease signing. 8. ORDER OF APPROVAL: Prima Management, Inc. rents apartments to tenants based upon order of approval. Approval may take up to 72 hours. 9. REASONS FOR DENIAL Having unresolved debts to a current/previous landlord/mortgagor and/or non-compliance with any terms of the lease/contract and/or community policies. Having been evicted or in the process of being evicted by a landlord for cause. Having a foreclosure in the past 12 months. Bankruptcy has been filed with in the last three years, or is currently under consideration, and no final order of discharge has been entered. False, inaccurate or incomplete information provided on the rental application. Having been convicted of manufacturing or distributing a controlled substance, or convicted of any criminal act that could pose a direct threat to the safety of other residents or employees, or if it could pose a risk of substantial damage to the property. If a prospective tenant fails to meet all of the first four above criteria, a guarantor may be used. A guarantor must submit a completed application and meet all above criteria.
