                             This Notice to Vacate for Non-Payment of Rent is used by a landlord to notify a tenant to
                             vacate property currently occupied by the tenant for non-payment of rent. This notice
                             complies with state laws and gives the tenant five days to vacate the premises. The tenant
                             is given the option of redeeming the tenancy by full payment of the arrearage within a
                             certain amount of days. This notice provides that if the tenant fails to bring the rent
                             payments current or vacate the premises by the specified date, the landlord will commence
                             eviction proceedings and/or take legal action against the tenant. This notice should be
                             used by a landlord located in Minnesota when evicting a tenant for non-payment of rent.

Notice to you and all others in possession that you are hereby notified to quit and deliver up the
premises you hold as my tenant, occupying my property located at:

You are to deliver up said premises within Fourteen (14) days of receipt of this notice as per
Section 135, Chapter 504 B- Landlord and Tenant of Minnesota Statues.


This notice is provided due to non-payment of rent. The present rent arrearage is in the amount
of _________ ($___) [Instruction: Insert the amount of unpaid rent E.g., fifty dollars only ($
50)]. You may redeem your tenancy by full payment of said arrears within ___________ (___)
