This villa is set in a quiet, rural location just above the village of Artallo and enjoys beautiful views over Porto
Maurizio and the Mediterranean Sea. The sea and Imperia are only 1 km linear distance or 4 driving km away.
The province's capital Imperia offers a wide range of cultural and sporting events - a brand new marina is
currently under construction - and an excellent selection of shops and restaurants.
This residence is made up of a comfortable contemporary villa surrounded by wide garden terraces with an
integrated 14 x 7 m swimming pool, a guesthouse and beautiful grounds, measuring 9,300 qm approx. The main
house provides 120 qm of sophisticated living space, all on one floor level. Focal point is the spacious, living room
with high ceilings, open fireplace and an open-plan kitchen. To the right hand side is the master bedroom with
en-suite bathroom; to the left are two further bedrooms with bathroom. All rooms have access to the surrounding
terrace, with a vine-covered pergola situated just outside the living room. The cellar offers plenty of storage space
and accommodates the house technique.
The 55 qm guesthouse and adjacent garage (15 qm) has been built into a mound, a so called "interrato". The flat
roof provides the ground for a fenced, sandy volleyball court.
The main house was built during the years 2002 - 2004 with the guesthouse being added in 2005. Each building
is of solid quality and all technical equipment such as water, heating, electricity and thermal insulation are to the
highest of specifications. The aluminum windows are fitted with a saltwater proof coating and fully automated and
burglarproof rolling grills and shutters. The house benefits from under floor heating and a solar powered hot water
system. Each room is fitted with air conditioning. There are further amenities such as broadband access,
audio-visual equipment including a weather resistant Bose outdoor sound system to be enjoyed all around the
terraces and the pool with it's gazebo. The living room features a home-cinema beamer with screen. An alarm
system and video cameras connected to the internet ensure the house's safety and images of the house, can be

chlorine and ph-levels and is programmed to send out a text messages should any problems arise. Two water
cisterns supply plenty of water, even if extended periods of dry conditions were to be experienced. The houses
are surrounded by beautiful grounds featuring typical Mediterranean vegetation such as lavender, rosemary,
sage, lemon trees, almond trees, fig trees, to name just a few of its many plants. The core area of the garden is
fully fenced and has an automated watering system. All garden walls have the typical Ligurian natural stone
cladding and the access road leading to the house, is fully tarmac covered. An electric gate separates the house
from the road. In addition to the garage, further parking spaces are available on the grounds.
Due to personal circumstances the current owners have not been living in Italy for the past year and were thus not
in a position to properly look after the house and garden. This has no adverse effect on the property but is
reflected in the sale price.
