1 General



(a) The following plans are provided:



 Key and location plans of scale 1 : 10,000 or

1 : 5,000 showing access to the site from the

street or road

 Site plan of scale 1 : 500, 1 : 200 or 1 : 100

 Address, lot and/or plot number of the

development site and neighbouring lots



 Survey plan (survey done less than 2 years at

the point of application and endorsed by a

qualified surveyor)

(b) The registered architect will submit a completed

NParks submission form, sign all layers of

drawings digitally and enclose the letter of

authorization from the developer

(c) The scale of all plans is correctly indicated



(d)  The following are shown on site plan:-

 Development boundary verged in red

 Proposed development layout

 Existing and proposed road reserve line

verged in red

 Width of proposed road reserve

 Length of roadside planting verges



 Category of existing and proposed roads

 Existing and proposed levels of the site

2.6 Tree Protection Zone (TPZ) for retained

tree/single-stem palm





2.6.1 The minimum protection zone from

centre of tree/single-stem palm is

provided in accordance to the table

4 Proposed Open Space



4.1 Area of open space

The area of open space is computed based

on the formula stipulated by URA

4.2 Location

4.2.1 The walking distance from the furthest

unit to the proposed open space

measured along the road centre, is not

more than 250m

4.2.2 The proposed open space does not

abut a major road and/or park

connector that is abutting a major

road

4.2.3 The open space does not abut an

existing/proposed retaining wall.

4.2.4 The opens space is located such that

at least 2 sides face the front of a

house(s), and none face the rear of a

house(s).

4.2.5 If the proposed development is

adjacent to a proposed or existing

Park Connector,



a. The open space is to abut the

Park Connector provided the

Park Connector is not abutting a

major road and it complies with

clause 4.2.1.

4.3 Accessibility



4.3.1 At least one of the boundaries of the

open space abuts an existing minor

road or a new local access road

4.3.2 Proposed entrance or access path

to the open space is at least 4.0m

wide

4.3.2 The open space is of a regular

shape with a width of at least 30m



4.4 Terrain of the open space



4.4.1 The open space should generally be

flat (gradient 1: 40). If site situation

does not permit the proposed slope

should not be steeper than 1:2.5 and

appropriate measures for slope

stability should be carried out.

4.4.2 The gradient of all proposed slopes

are shown

5.1 The length of planting island is at least 6.0m

long. The proposed driveways to private lot

abut each other

5.2 Planting island which is  6.0m long is

indicated

5.3 The width of the roadside planting verges are

provided in accordance with LTA standard

road code

5.4 Clearance between proposed cement crossing

(e.g. push cart ramp for bin centre) across

roadside planting verge and the centre of an

existing tree / palm is at least 2.0m.



5.5 No underground services are allowed to be

laid within the roadside planting verges.

Services that are required to transverse

through a planting island into a proposed

building plot are laid at least 2.0m away from

the centre of a tree / palm.

1. All building activities and construction materials are to be confined within the project site and

not encroached onto the road sidetables.



2. Please apply to Streetscape Division of NParks regarding those roadside trees that require

pruning of tree branches / roots (girth more than 200mm) to accommodate construction

activities.
