Minutes Regular Session Agenda Work Session Agenda County News Legal Public Notices Employment Bids and RFPs Calendars Gordon County News and Press Releases PUBLIC NOTICE REGARDING 2009 PROPERTY TAX ASSESSMENT NOTICES AND PROPERTY TAX BILLS Posted June 26, 2009 REAL PROPERTY REVALUATION AND EQUALIZATION The Gordon County Board of Commissioners hired McCormick Property Tax Consultants from Dawsonville, Georgia to perform a county-wide revaluation of all commercial, industrial, residential, and agricultural properties in the county. This purpose of the revaluation is to update and equalize all property values so that each property owner pays their fair share in property taxes to fund needed government services. This project has been completed. 2009 PROPERTY TAX ASSESSMENT NOTICES During mid to late July, each property owner will receive a property tax assessment notice in the mail. This notice will contain the current property value and the updated and equalized value of each parcel of property. Please read this assessment notice very carefully. If you have any questions or concern regarding this assessment notice, please contact the Gordon County Tax Assessor’s Office at 706-629-6812 or visit their offices located on 101 S. Piedmont Street in Calhoun (across the street from the Courthouse) Monday through Friday, 8:30 a.m. to 5:00 p.m. The 2009 values of all property in the county will also be available on the county’s GIS web site after the assessment notices have been mailed. PROPERTY TAX ASSESSMENT APPEALS Each citizen has a right to appeal their property value within 45 days from the postmark date of the assessment notice, if they so choose. Generally, the appeal process is as follows: 1) File a written appeal with the Gordon County Board of Tax Assessors who will again review the property valuation and that Board will inform the taxpayer of its decision. 2) If the taxpayer remains dissatisfied, the appeal is forwarded to the Gordon County Board of Equalization. A hearing is scheduled and conducted with the taxpayer and that Board will inform the taxpayer of its decision. 3) If the taxpayer remains dissatisfied, an appeal to the Gordon County Superior Court may be made. The Tax Assessor’s Office can provide more details regarding the appeal procedures. Contact them at 706-629-6812 or at 101 S. Piedmont Street. 2009 PROPERTY TAX BILLS AND TAX RATES The actual property tax bills will be mailed to each property owner soon after the 45 day appeal period has ended. The 2009 tax bills will contain the new value of each property and the new tax rate. During these unfavorable economic times, the Gordon County Board of Commissioners has committed to a major roll back of the county’s portion of the 2009 tax rate so that the Board of County Commissioners only receives the same amount of property taxes in 2009 that was received in 2008. However, the cities and the school boards are free to increase or decrease their individual tax rates. GEORGIA HOMEOWNERS TAX RELIEF GRANT CREDIT Most homeowners will probably see a $200 to $300 increase in their 2009 property tax bill regardless of the county’s new assessment or lower tax rate due to the Georgia General Assembly passing House Bill 143. PROPERTY TAX ASSESSMENT VALUATION MORATORIUM The Georgia General Assembly also passed House Bill 233 that placed a moratorium on all increases in the assessed value of all classes of property beginning January 1, 2010 for Gordon County until January 2011. The Gordon County Board of Commissioners encourages all property owners to: • carefully review the property tax assessment notices being mailed during mid to late July. • know your rights regarding property tax assessment appeals. • know that the Board of County Commissioners is committed to decreasing the county’s portion of the tax rate during these stressful economic times. • prepare for the certainty of a $200 to $300 increase in the 2009 property taxes since the Georgia General Assembly deferred the Homeowners Tax Relief Grant credit.
