					This attorney drafted commercial lease renewal and extension sets forth the revised
terms of a currently existing commercial lease between a tenant and landlord, while
preserving all other terms of the initial lease. In the agreement the parties can specify
the period of time that the lease term will be extended, the amount of rent tenant shall
pay and an additional security deposit to be paid by the tenant. This form should be

mutual covenants set forth herein and other good and valuable consideration,

Tenant (“Tenant”) mutually agree to extend the term of that certain lease dated as of ____

amendments or extensions have been entered into, recite those here as well.] (“Lease”), for
that certain property known as _____. [Instruction: Insert property address.] The terms of
this certain renewal and extension of commercial lease (“Lease Extension”) are as follows:

1.         Landlord and Tenant each agree to extend the Lease term for a period of ___________

    commencement date of renewal and extension.], and terminating on ____ [Instruction:
    Insert termination date of renewal and extension.] with no further right of renewal or
    extension beyond said termination date, except as may otherwise be agreed to between
    Landlord and Tenant.
2.        During the extended term, Tenant shall pay Landlord rent of $__________________

3.        Tenant shall pay to Landlord within ten (10) days hereof an additional security deposit

4.        It is further provided, however, that all other terms of the Lease and any applicable
    modification, extension, amendment shall continue during this extended term as if set forth
    herein.
5.        This agreement shall be binding upon and shall inure to the benefit of the parties, their
    successors, assigns and personal representatives.
6.        Any term used herein which is not defined herein shall have the meaning set forth in
    the Lease or any applicable modification, extension or amendment.
7.        This Lease Extension shall be governed by and construed in accordance with the laws

8.        The pronouns used herein shall include, where appropriate, either gender or both,
    singular and plural.
9.        If any provision of this agreement or the application thereof shall, for any reason and to
    any extent, be invalid or unenforceable, neither the remainder of this agreement nor the
    application of the provision to other persons, entities or circumstances shall be affected
    thereby, but instead shall be enforced to the maximum extent permitted by law.
10.       It is understood and agreed that the terms and conditions contained herein constitute the
    entire agreement between the parties hereto and there are no covenants, representations,
    warranties or agreements whether express or implied except as expressly set out herein.
11.       This document or any subsequent amendment thereto may be executed by facsimile
    and/or in one or more counterparts, each of which when so executed and delivered shall be
    deemed an original, but all of which taken together shall constitute but one and the same
