									This Commerical Warranty Deed is a legal instrument that transfers real property from
one party to another and promises that title is good and clear of any claims. A warranty

described property in fee simple and that Grantor has good right and lawful authority to sell and
convey the property. Grantor covenants to warrant and defend the real estate against lawful
claims of persons claiming by, through or under them, except as stated above, and not otherwise.

All words and phrases contained in this instrument, including any attachments, are to be
construed as the masculine, feminine, neuter, singular, plural according to the context in which
they appear.
