Commercial Warranty Deed
This attorney drafted Commercial Warranty Deed provides the
legal framework to transfer property from one party to another.
The Grantor in this type of deed is only agreeing to defend
against claims upon the property after it took title. This deed
should be used by Sellers and Purchasers and their attorneys in
commercial transactions, or in other instances where the Seller
does not have the ability or desire to defend against claims prior
to its taking title.

COMMERCIAL WARRANTY DEED
For good and valuable consideration, the receipt and sufficiency of which is hereby

described property in fee simple and that Grantor has good right and lawful authority to sell and
convey the property. Grantor covenants to warrant and defend the real estate against lawful
claims of persons claiming by, through or under them, except as stated above, and not otherwise.
All words and phrases contained in this instrument, including any attachments, are to be
construed as the masculine, feminine, neuter, singular, plural according to the context in which
they appear.
