PET AGREEMENT
(ADDENDUM TO APARTMENT LEASE)
THIS PET AGREEMENT HEREBY SERVES AS AN ADDENDUM TO THE APARTMENT LEASE MADE BETWEEN FIDELITY REAL ESTATE CORPORATION, hereinafter called "Landlord," AND ______________________________________ , hereinafter called "Tenant," COVERING THE PREMISES KNOWN AS: ______________________________________________________________________ WHEREAS THIS PET AGREEMENT, Made between the above stated Landlord and Tenant does hereby permit Tenant (as a favor and without payment of additional rent) the privilege of keeping in Tenants apartment during the term of his/her lease, and any renewals thereto, a domestic animal pet(s) described as follows: ______________________________________________________________________ THIS AGREEMENT IS MADE SUBJECT, ALSO, TO THE FOLLOWING TERMS AND CONDITIONS: 1. Tenant agrees that said pet will be kept in Tenants apartment at all times, except for ingress and agrees from the building at which times subject pet will be restrained on a leash and in Tenants= custody. Tenant agrees that the pet will be walked OFF Landlord=s premises, that Tenant will keep the apartment and the building=s public areas free from pet debris and/or droppings. Tenant will also keep all areas of Landlord=s premises free from pet odors. 2. Tenant agrees to observe and comply with all City of Baltimore and State of Maryland Pet Ordinances and agrees that subject pet has been properly registered as required by law and received all rabies shots and other required inoculations. 3. Tenant agrees that any damage caused by Tenants pet to the apartment, the building, grounds, flooring, walls, trim, tiles, carpeting, or on other property belonging to Landlord, will be Tenants responsibility and Tenant will be liable to Landlord for reimbursement of all costs incurred toward the full restoration of all damage areas. Furthermore, Tenant hereby authorizes Landlord the right to attach Tenant=s apartment Security Deposit, in part or in full, to offset such damages or repairs. 4. Tenant agrees to assume full liability to all persons on the premises for damages and/or injury directly or indirectly caused as a result of Tenant=s pet. 5. If, for any reason, Landlord, in his sole opinion, deems it necessary for Tenant to remove his/her pet from the premises, Tenant agrees to do so within three (3) days from either written or verbal notice from Landlord and to keep the pet off the premises for the remainder of Tenant=s apartment lease term which shall continue in full force and effect.
