In an apartment-style condominium, the homeowner is responsible for
the maintenance and repair of the inside of the apartment, with the
exception of radiant heating pipes than run through the unit. The
common property, which your condominium fees are paid to maintain,
ends at the entrance to your apartment.
Water pipes become your property when they are inside your unit,
unless they are contained inside the walls. This means that you are
responsible for the sinks and bathroom fixtures and plumbing in your
unit.
If you place a call to us to have a repair completed in your unit, we will
advise you of the possibility that you will be responsible for the charges
if maintenance is required on plumbing fixtures that belong to you. We
need your acknowledgement and consent before we send a contractor
into your unit. One of our staff members will provide you with a form
advising that you will pay the charges if this turns out to be the case.
You may also call a plumber of your choice if a problem occurs in your
apartment that you believe is your responsibility as the homeowner.
Please remember that, in almost all cases, if water leaks from your unit
and causes damage to the common property or other units, you will be
held responsible for the insurance deductible, or the cost of repairs if
the damage falls below the deductible. Insurance deductibles can range
anywhere from $2,500 to $25,000.
