- Something malfunctions and I lease or rent a Kenwood Village home?
These are between you and the owner.
They are usually spelled out in the lease/rental agreement. Contact the owner or their representative.
Kenwood Village is a „fee simple” Planned Development under Florida law, not a condominium. KVPOA and
Keystone are unable to assist in owner/lessee/renter matters.
- My KV entry gate remote control doesn’t open the gate?
It is the owner‟s responsibility to maintain a good battery in their entry gate remote control(s).
Check the battery first – if that doesn‟t cure the problem, then determine if only your remote control is
misbehaving or if others are experiencing similar difficulties. Then contact Keystone.
The replacement of non operational entry gate remote control is for the account of the owner. Because of
their security coding, they are available only from Keystone Property Management for a nominal amount.
- A hurricane comes and I need to put up/take down the hurricane shutters?
This is an owner responsibility.
The owner can do it personally, with family or friends or pay another to do it for him/her.
Plan for this need in advance so you are not caught in a time bind.
KVPOA does not handle either the placement or removal of hurricane shutters on homeowner property.

hurricane shutters for a limited number of homes for those who contact him well in advance. You can than with vinegar.

Keep in mind that the KVPOA Covenants allow for shutters to be put up three days in advance of each
hurricane strike and must be taken down no later than 3 days after each particular hurricane. Part-time
residents cannot simply “board-up their home for the season”.
- I leave my Kenwood Village home to travel or to live somewhere else for a period of time?
This is an owner responsibility.
While it is reasonable to expect that the same lawn care services that are provided in our entire community
will be provided as scheduled through the year, owners who are part-time residents should arrange for
someone to perform routine security/safety/trouble checks while they are away from their property.
You can request that the Indian River Sheriff‟s Office Volunteer Services do a minimal periodic security check
of your property exterior. But remember, this is a “volunteer service” and is subject to their time and
availability. Contact the Indian River County Sheriff‟s Office Volunteer Services for more information.
If you are away for the hurricane season, make sure that you have arrangements for the shutters to be put
up/taken down in your absence in accordance with the Covenants.
