Sub. : Bids for hiring of office space at Shreyas Chambers, Dr. D.N. Road, Fort,
Mumbai.
Dear Sir,
HUDCO a fully owned Govt. of India Enterprise under the administrative control of
Ministry of Housing and Urban Poverty Alleviation, Govt. of India, wishes to rent out
office space on 1st and 3rd floor at Shreyas Chambers, 175, Dr. D. N. Road, Fort, Mumbai
to Central / State / Quasi Govt. Agencies / PSUs / Agencies of the Govt.
2. HUDCO, Mumbai would like to obtain bids for hiring of office space of 5930 sq. ft.
comprising of approx. 4040 sq. ft. on 1st floor and 1890- sq. ft. on 3rd floor at Shreyas
Chambers, 175, Dr. D. N. Road, Fort, Mumbai – 400 001 on “as is where is basis”. In case,
you are interested, please submit your bids on the proforma enclosed herewith. You may
please also note the following general terms and conditions applicable in this regard:
i) The bids may be sent by post or deposited in tender box available at
Reception in HUDCO Mumbai Office.
ii) The bids in two sealed covers containing Technical Bid as per Annexure I
and Financial Bid as per Annexure II and finally placed in one sealed cover.

So as to reach latest by 3.00 p.m. on 16.07.2009. Quotation should
be complete in all respects and should reach latest by the stipulated date
and time. Incomplete bids/ bids received later than the stipulated date and
time shall be summarily rejected. The bids will be opened on
16.07.2009 at 16.00 hrs. The representative of bidders can participate in Tender
Opening, if so desired.
iii) The monthly rent quoted would not include charges, taxes etc. payable to the Society
by HUDCO which is currently Rs.2.25 per sq. ft. All the user and other charges like
electricity, water etc. shall be paid by the licensee separately.
iv) The Bids should be complete in all respects and should fulfill all
requirements or else it is liable to be rejected without assigning any reasons
& any communication. In addition the bidder will be disqualified, if at any
point it is found that information provided by him is incorrect. The
conditional bids, shall not be entertained.

v) Submission of the bid on the prescribed proforma (Annexure-I & II)
within the above stated period shall be the responsibility of the bidder.
However, the bids are liable to be rejected outright and shall not be
evaluated if the bidder fails to meet the deadline. HUDCO will not be responsible
for postal delay, if any.
vi) Any modification / change in the offer after opening of bid, will not be
considered.
vii) The bidder, before submitting bids, should clearly understand HUDCO’s
requirement and, in case of any further information / clarification /
inspection of premises can visit HUDCO office during working days
(Monday to Friday between 9.30 a.m. to 6 p.m.). It may be noted that no
clarification/information after closure of the last date of receipt of bids
shall be entertained
viii) The initial period of lease shall be three years from the date of occupation
of the premises and the mechanisms of renewal, termination of agreement,
revision of rent etc. shall be governed by the lease deed to be executed on
mutually agreed terms and conditions separately.
ix) HUDCO may require a non-interest bearing deposit equivalent to
10 months’ rent as security. The said security will be released in terms of the lease deed to
be executed on mutually agreed terms and conditions separately.
x) The office space will be offered to the highest bidder on monthly rent to be
decided by HUDCO.
xi) HUDCO reserves the right to accept or reject any or all the bids without
assigning any reason.
xii) The matter of dispute, if any, shall be subject to courts of Mumbai
Jurisdiction only.
xiii) The space available for rent, if required, can be made available to one or more
organization at HUDCO’s discretion.
xiv) HUDCO reserves the right to alter the extent of area to be rented out at its
discretion.
