Cornerstone Car Wash Locations
Common Information
The 3 locations operate under the d.b.a. of Cornerstone Car Wash. This name is
registered with both the State and Denton County. It is recognized as a brand name in
the area.
We advertise the washes together with each wash paying for 1/3 of the cost. The
current advertising program is 36 spots on local cable on CNN, ESPN and ABC Family.
The washes sell Hamilton Tokenotes® that are accepted at each location. They are sold
in different colors to identify where they were sold. That allows reimbursement to be
made to the redeeming wash if necessary.
The washes utilize the Blendco – Super Sat Soap system. California Car Wash
maintains it and they are responsible for correct mixture and levels of inventory. They
are responsive within at least 24 hours (sometimes that day). Vending products are
purchased from Arcadian Chemical of Florence, AL. There are no contracts for these
services currently in place. I am very happy with the Blendco system. It requires very
little of us from an operating perspective.
I have 3 attendants on staff. The lead attendant works M - F from about 8 – 1 or 2,
depending on work needing to be done. He starts at Univ Dr and then makes a circuit to
Lake Dallas and then the Loop. He is responsible for the changers and for deposit at
Univ Dr. The second attendant makes the same circuit late afternoon and works Sat
and Sun. Lake Dallas has another attendant that works THU PM, Sat and Sun
mornings. I check on the washes on Sat and Sun for several hours and sporadically
during the week.
Each wash is equipped with the Coleman Company (“CC”) Money Manager System that
tracks all the cash in the washes except for the vending unit at University. It is not
electronic. Support is provided by CC. All three washes accept credit cards at the
automatic bays (bay 2 on Univ.) All pumps are CAT except for the SS pump at
University. It is a General Pump.
Each wash features Tire Cleaner, Pre-soak, HP soap, Foam Brushes, HP rinse, Triple
Foam, Wax/Clear Coat and Spot Free rinse in the self-service bays. RO units are used
for the spot free water.
All auto cashiers are Hamilton ACWs. The changers are Hamilton’s expect for the
second changer at Lake Dallas, which is a Rowe. They all feature the XE validator and
there are spares (but not spare XE’s) at each wash.
University Drive
This location was opened in May of 2000. It was built by Super Wash of Morrison, IL. It
features 4 SS, 2 Automatic Bays, 7 vendors and 8 vacuums (2 combo).
Automatics –
Pro Equipment built the automatics for Super Wash. They are inverted “L” arches on a
wall-mounted track. Bay one features 3 washes priced at $5, 5 and 6. The top wash
has two cycles of soap. Bay two is the same except for a new computer and a two-step
soap system and colored foaming wax. The computer was furnished by Arcadian
Chemical Service and is still supported by them. The washes are priced $5/6 and 7 in
this bay.
Bay one has an exterior door that closes when activated. Bay 2 has a door that is used
only manually for cold weather. It is capable of being automatic but it needs to be
replaced to do so. We have chosen not to make the change as it is a maintenance issue
and we have found it isn’t really necessary for cleaning. It is an old way of doing things
leftover from Super Wash.
Self-service Bays –
Due to this wash being built by Super Wash, it did not originally have TC, FB and TF.
They were added later with CC equipment. These feature very little maintenance.
Pricing for this wash is $1.50 for minutes to start and $.25 for each additional 40
seconds.
Lake Dallas
This wash was built from the ground up by California Car Wash and opened in Feb of
2003. It features 5 self-service bays, one automatic, 6 vacuums (2 combos), 7 electronic
vendors and 2 changers. This is a beautiful wash with a green gabled roof and 12’
clearances. It has a Sun Port awning drying shed and is well landscaped. It has ample
space for turning for trailers, etc. The lot next door is currently vacant and a Kwik
Laundry is planned for the site. Across the street a retail strip center is planned and a
liquor store and O’Reilly’s are also there.
Automatic –
The automatic is the Powerain 1500 from Powerain Systems of Tower, MN. It is a track
mounted gantry machine with on board blower and is programmable for a variety of
washes. California Car Wash is the distributor and maintains the unit. We currently
feature 4 washes from $4, 5, 6 and 7.00. The top 2 washes have the blower option
included in the price along with extra soap and the top wash has triple foam. It has been
in service since opening and has to this date been a reliable machine.
Self-service Bays –
The 5 SS bays are all equipped with CC equipment and is operated through their Super
Saver pack system on a common stand. They use CAT pumps. Each bay features Tire
Cleaner, Pre-soak, HP Soap, HP Rinse, Foam Brush, Wax/Clear Coat and Spot Free
Rinse. Bay one is ADA sized at 20’ wide. It is a popular bay for trucks and boats.
Pricing for this wash is $1.50 for 4 minutes to start and $.25 for each additional 40
seconds.
Loop 288/McKinney
Kwik Industries originally built this wash in 1978. We are the third owners having
acquired it in Dec of 2002. In Feb of 2003 we began a major renovation of the wash.
The front vacuum canopy was torn down and replaced in the rear with a Sun Port
awning. Access to the corner through Dairy Queen was formalized and recorded.
Outside the front columns were replaced with new steel and brick, the equipment room
was expanded, about 1/3 third of the roof was replaced, new mansard roof, 6,000 SF of
concrete was replaced, new vacuum stands were built and landscaping was added
along with a pylon sign.
Inside we gutted the entire building and replaced the electrical and plumbing systems.
This wash features 5 self-service bays and one automatic. It also has a freestanding
blower that is quite popular. It has a round electronic vending island with 7 vendors and
7 vacuums (2 combos).
Automatic -
The current machine is a Powerain 1000. For various reasons, we are in the process of
replacing this unit with a Coleman Company water Wizard. The Powerain has not
cleaned as well as desired and has been less reliable than the 1500 at Lake Dallas. It is
a newer machine and didn’t have adequate testing before being put into operation. The
manufacturer is buying it back and the distributor; California Car Wash is installing the
Water Wizard at cost. The Water Wizard is a well-tested machine being is service in
hundreds of locations around the world. It will be the only Water Wizard in the city of
Denton. Currently prices are $3, 5 and 6.00 and with the Water Wizard we will be able
to offer more variety and move pricing to $4, 5, 6 and 7.00. The change in machines
should be finished by the end of May.
