Business Philosophy:

IDM Group recognizes the paradigm shift which has been transforming the hotel hospitality
environment over the past 10 years. The strategic advantages that branded hotels have enjoyed
have been eliminated by the ubiquitous use of the internet for all market segments when
booking accommodations.

A firm belief that our mastery of this new more entrepreneurial tableau empowers a boutique

our corporate oversight of on going management is driven by a mentoring relationship with
property managers. We realize that the property operations staff are the real entrepreneurs

Boutique hotels often combine a limited number of accommodations with the services of a much
larger hotel. IDM Group supplies direct work in key areas that can not be efficiently staffed for
in such a small business. In this way the property enjoys expertise in Human Resources, buying
power with purveyors through a knowledgeable purchasing agent as well as many other services.

    Craig Neddersen - President

    Craig “Nedd” Neddersen has 25 + years of ownership and operational experience in the hotel industry. His career began in the
    culinary as a chef working in environments ranging from Utah Ski resorts executive chef at a 450-room, four diamond hotel in St.
    Louis. His career expanded into greater areas of responsibility culminating with the general managers postion at a 550-room
    resort on the Big Island of Hawaii. Entrepreneurship followed including the development of 3 hotel properties, the creation of
    IDM. the development of the Gateway Project a $14 million mixed use downtown development which includes the Jefferson
    Street Inn, and City Grill, an American Bistro, Wausau, WI. He is one of the founding partners of IDM. Nedd resides in Ephraim,
    WI with his family. Nedd graduated from St. Olaf College with a degree in psychology.

    Connie Barbian - Partner, Business Development and Marketing

    Connie Barbian has 28 years of sales and marketing, public relations, meeting and special event planning in the hospitality
    industry. She has had the opportunity to work as a Director of Sales for a 500-room four star convention hotel in Houston, Texas;
    Regional Director of Marketing for a large hotel chain responsible for 15 mid-size hotels in the Midwest; corporate conference and
    travel manager for a major insurance company and independent meeting planning consultant. As a consultant, Connie developed
    the sales, marketing and advertising efforts of the Beloit Inn during construction and pre-opening stages. Connie is a founding
    partner of IDM. Nedd and she were part of the IDM team who worked with City officials to negotiate the development agreement
    for the Wausau Gateway project. Responsible for IDM business development, owner and investor relations she is also responsible
    the brand management, and sales and marketing of the hotels IDM manages and pre-opening marketing and branding of the hotels
    IDM develops. She is a graduate of the University of Wisconsin - Stout, with a degree in Hotel, Restaurant & Tourism
    Management and a Business minor. Also, on the Board of Directors for the Wisconsin Innkeepers Association and active as
    a volunteer for several charities. Connie resides in Fort Atkinson, WI with her family.

Sean Skellie - Vice President of Business Analysis

Sean graduated from Johnson & Wales University in Providence Rhode Island, a school specializing in the Hospitality Industry.
Sean received an Associate’s degree in Hotel & Restaurant Management and a Bachelors degree in Hospitality Management.
While completing his studies Sean furthered this experience working at the Omni Biltmore Hotel in Providence and the Westin
Copley Place Hotel in Boston. After graduation Sean relocated to Charlotte, North Carolina where he continued his career in Hotel
Management working in operations with such companies as Radisson Hotels, Promus Hotels & Resorts and Marriott Worldwide.
Accepting a position with Starwood Hotels & Resorts, Sean relocated to Wisconsin. As Director of Rooms and Revenue
Management, Sean gained valuable knowledge working with one of the most aggressive hotel companies to date. As an
Executive committee member at this 400-room hotel and conference center, Sean’s focus was on the day-to-day operations of the
room’s division and growing revenue through channel management. Managing the selling strategies and developing a marketing
plan, he and the management team successfully turned a challenged hotel. Sean has 18 years of experience in the hotel industry
including Development, Operations, Sales & Marketing, and Revenue Management.

Scott D. Seeman - Vice President of Sales

Scott spent the first 17 years of his business life in sales and marketing at Fortune Five Hundred Companies including Xerox,
Saatchi & Saatchi and Waste Management starting as a sales representative and progressing to Executive Vice President of
Business Development. The next big step in Scott’s career was the start up of two marketing service firms. The two firms were
centered on using data to accelerate sales results in a wide spectrum of companies. for the past 15 years Scott has been
operating as a business improvement consultant to start up and underperforming companies. This “turn-around” consulting
focused on all aspects of improving the P & l and balance sheets of these companies. in many cases capital requirements were
met through creative refinancing and private offerings to raise equity. In two cases companies were sold to meet the objectives of
the owners and investors. Refinance, reposition, asset management and acquisition in today’s market place is important to many
hoteliers and financial intuitions. Scott is focused on seeking out hotels and investment partners that can benefit from his
experiences and from IDMG’s wide range of management and development services.

         The Beloit Inn & Café Belwah
         Beloit, WI – A community partnership hotel

         The Beloit Inn was developed by Craig Neddersen and opened in 2001. The
         property is owned by community leaders who elected to invest in a unique business
         class condominium hotel unit as a strategic investment to spur city center growth.
         IDM has managed the facility since opening. This 54 key property including the
         140 seat Café Belwah offers luxury accommodations, dining and banquet services.
         The Beloit Inn consistently captures a room rate and occupancy far above its
         competitive set. The Beloit Inn has thrived by supplying a demand for upscale
         lodging that was under served in the Market. IDM as Management Company reports
         to an association board which inherently demands extensive and consistent
         reporting both operational and financial.

The Jefferson Street Inn &
City Grill - An American Bistro
Wausau, WI – A community partnership hotel •

The City of Wausau engaged IDM to supply a solution to a compelling need for a
City Center Conference Hotel. The community hotel concept of condominium
ownership by community leaders was implemented by iDM to create the highly
successful, Jefferson Street Inn and City Grill. Originally constructed in 2005 with
62 guest rooms and suites and 7,000 sq. ft. of banquet space it has been expanded
to 100 rooms and 14,000 square feet of banquet facilities. IDM is both manager of
the hotel and owner of the City Grill - An American Bistro, the upscale gathering
place for great food and beverages in downtown Wausau.

    The Eagle Harbor Inn
    Ephraim, WI

    The Eagle Harbor Inn has served Ephraim as a lodging facility for more than 65
    years. Originally a cottage resort, development in 1985 allowed for a bed &
    breakfast option in the main house. Nedd and Natalie Neddersen purchased the
    resort and 1994 and re-developed it into a 9 building Village of traditional
    “Ephraim Farmhouses” including; a nine room bed & breakfast, nineteen one
    bedroom suites and 13 two bedroom suites. the resort offers unparalleled
    accommodations and a warm welcoming atmosphere, created by its dedicated
    staff. The condominium style ownership of the Eagle Harbor Inn units became the
    inspiration for the Beloit Inn and the Jefferson Street Inn. The Eagle Harbor Inn
    out performs competitors in the seasonal Door County market year round.

the Edgewater resort
Ephraim, WI

Construction of the Edgewater dates back to the early 1900’s and today is one of
Door County’s most historic waterfront resorts. The resort underwent a major
renovation in the 1990’s. The boutique resort features 16 one and two bedroom
condominium units, and three cottages which equate to 32 keys, or rentable units,
exercise room, pool and spa. the resort is one of few facilities that are open year
round in the county. the resort features the old Post office restaurant serving
breakfast and famous Door County fish boil dinners for the public and guests.
IDM provides management and bookkeeping services of the Edgewater
property for the condominium association.

     Hotel Julien Dubuque
     Dubuque, IA

     IDM has duel roles in the renovation of this 150+ year old 9 story hotel, both as
     consultant for technical and development services as well as the management
     company once the restoration has been completed. the full service 133 room and
     suite hotel is in the process of being completely restored, opening in late spring
     2009. The $28 million restoration will feature more than 15,000 sq ft of meeting
     and banquet space, an American fare restaurant, Riverboat Lounge, and Spa. IDM
     services include all the business aspects of the hotel from branding, advertising
     and design, GDS, revenue management, budgets, operational, to hiring the staff.
     IDM is working as consultant to the owner during the decision making process of
     construction including the owner supplied equipment, interior design decisions and
     architectural review. IDM prepares budgets, pro-formas and information required
     for lending and financing, and evaluates the layout and design of guest rooms and
     public spaces.

Delafield Hotel
Delafield, WI

The Delafield Hotel is an extraordinary 38 suite full service Small Luxury Hotel
located just west of Milwaukee. It is recognized by Conde Nast and is positioned
in a unique marketplace to attract upper luxury 10% of the travel market. The food
offerings at the Delafield hotel attract the high-end social wedding market along
with corporate retreats and meetings. It is affiliated with Erin Hills Golf Course.
The Delafield Hotel opened in August 2006 and was developed and is owned by
Bob Lang. In April 2007, IDM was awarded a management contract to reposition,
control expense, establish a sales and marketing team and hire new managers. IDM
is also an owner’s representative in the sale of the hotel. A proposed guest room
addition to the hotel makes this property a very good investment.

     Ambassador Hotel
     redevelopment Consulting

     The art deco Ambassador Hotel was built in 1927 as a luxury hotel. It is located
     near downtown Milwaukee adjacent to Marquette University. The re-development
     of the Ambassador began in 2003 transforming the business from a SRO to a luxury
     hotel. IDM joined the project team in May of 2004 as consultant to assist the owner
     with decisions about hotel operations as related to the restoration. in addition to the
     development, IDM provided management services including: the hiring of key staff,
     Revenue Management, Food & Beverage concept and design, brand identity, GDS/
     property management systems, and sales & marketing. This independent boutique
     hotel features 133 guest rooms, meeting and banquet rooms, fitness facility, Envoy
     Restaurant & Lounge, and Caffé Deco. The re-development of The Ambassador
     Hotel was a $12 million project.

Campbell Center
for Historic Preservation
An IDM consulting project
Mt. Carroll, illinois 61053

IDM was hired by the Foundation Board of the Campbell Center for Historic Preservation to
study the possibility of restoring historic buildings on the once Shimer College Campus into
a 54 room and suite boutique hotel. The hotel would also have a dining area and bar/lounge.
the campus is 30 miles south of Galena, il Professionals from around the world attend
classes here as the CCHP is considered the “Harvard” of studies for mid career museum
curators and historic preservation students.

IDM studied the general market and potential contracts. After determining that it would be
feasible to operate, IDM worked for two years, with strategic partners including architects,
engineers and consultants who negotiated annual educational contracts, historic tax credits
and federal funding, iDM provided a development and business plan. in addition, iDM
prepared a business plan to convert an old gymnasium building into a community
activity center with spa services for hotel guests. Design Development and Schematic
Design phases were completed.

Currently this project is on hold until funding can be approved by the Federal Government,
TIF and private donations. The Board remains committed to the project. Much time was
invested by iDM who will complete development of the hotel and manage once funding is

     IDM’s forward thinking team can assist owners with the tools to analyze and strategize their future business planning. We
     treat each hospitality property and opportunity as our own; thinking as entrepreneurs and as owners, we look for ways to

Asset Protection Services is a natural extension of the IDM Group’s success in developing and managing
hotels and resorts. The mission of Asset Protection Services is to offer lenders a full suite of services that
they can use to protect their assets in distressed hotel and resort properties. We are able to support our

Statement of Qualifications
Partners in Development (PiD) is a full service leisure and hospitality industry specialist group formed in
1999 by John Weeman. Pete DeKalb joined the firm in 2003 as a principal. The principals have over fifty
years of combined experience in hotel development, acquisition/disposition, market analysis, feasibility,
property assessment, operations, and asset management.

       on the adaptive reuse of the historic Skirvin Hotel. Closed over 10 years
       ago the Skirvin was the city’s premier lodging establishment for over 50
       years. An ornate building with irreplaceable interior and exterior features,
       the hotel is a landmark in the city. Partners In Development and its hand

       project (including over $20 million in public funds) reopened on February
       27, 2007 as the Skirvin Hilton Hotel, the city’s premier lodging

       preferred return to Marcus Hotels & Resorts on their cash equity position.

     • Ongoing participation as development specialist and partner on the
       adaptive reuse of a portion of the historic traverse City Commons (former
       Michigan State Hospital) in Traverse City, Michigan. PID, in partnership
       with the master developer and a boutique hotel operator, is restoring
       approximately 90,000 square feet of adjacent and connected four-story

John Weeman - Bio
John managed development for Hilton Hotels Corporation in several capacities from 1987 until 2000. He joined Hilton as Vice
President of Development for Hilton Suites and was a principal in the start up of that concept as well as the Hilton Garden Inn
brand for the Company. He developed six all suite hotels for the parent company, subsequently managed development planning
and asset management for all brands in the Central Region of the United States, and was directly involved with the addition of
over 10,000 rooms to the Hilton system. His most recent position was Vice President Franchise Development, where he was
responsible for the planning of all Hilton franchise products in the Central Region of the country.

With the acquisition of Promus Corporation in late 1999, he elected not to relocate to Memphis and formed Partners in
Development (PID). PID had a confidential Memorandum of Understanding with Hilton, for the development of Hilton and
Hilton Garden Inn Hotels. This brought a preferential franchise fee to developments in which PID has an equity position.

John assembles equity and identifies appropriate players for development, operation, and ownership roles. In addition to various
brands within Hilton, PID is pursuing development within the complete spectrum of lodging markets, ranging from Full Service
Franchise Hotels to unique independent luxury lodging and senior living facilities. John has extensive expertise in structuring
successful public/private lodging developments.

Prior to joining Hilton, John was a Senior Principal with Laventhol & Horwath, (L&H) a Certified Public Accounting firm
with a recognized specialty in the hospitality industry. He managed the hospitality consulting practice for the Dallas office
from 1982 through 1987 and was responsible for the review of all hospitality related market study, financial projection and
consulting engagements.

John has over thirty years experience in the Hospitality industry. He serves as chairman emeritus of the alumni board at MSU’s
hotel school, and has received numerous awards from MSU, including nomination to the “Wall of Fame”. He also serves on the
Board of Governors for UNT’s hospitality school, and on several church boards and committees.

     Pete DeKalb - Bio
     Pete DeKalb is a Principal of Partners In Development. Pete was a founding Managing Director of Horwath Hospitality Investment
     Advisors co-leading the Texas regional office with John Weeman from 2001 - 2003.

     Prior to joining Horwath, Pete managed the western U.S. real estate function for Accor North America from December of 1992
     through July of 2001. In his capacity as Vice President, Real Estate & Development, Pete lead a team responsible for growth of
     the “owned & operated” hotels and real estate asset management in the Western U.S. Responsibilities for growth included
     identification of new development sites and acquisition candidates, market evaluation, investment analysis, negotiation of
     purchase/lease agreements, internal investment presentations, regulatory approval, and supervision of all due diligence and
     closing activities. In this capacity Pete has personally performed in excess of 50 feasibility studies, market analyses, and
     property investigations. Real Estate Asset Management responsibilities included dispositions, takings/condemnations,
     expansions, restaurants, leases and neighbor/tenant/landlord issues. During his time with Accor Pete successfully completed
     26 acquisitions/new developments, 31 dispositions, plus multiple hotel leases, restaurant leases, takings/condemnations and
     numerous other asset management tasks.

     Prior to joining Accor North America, Pete was with Embassy Suites Hotels for 10 years in various capacities. Early in his
     career, Pete worked in Operations quickly rising to General Manager. During this period Pete managed 2 Embassy Suite Hotels
     exceeding budgeted performance every year and achieved gross operating profits in the top 5% of the company. Subsequently
     Pete worked in Real Estate & Development as a team member on the corporate development of several Embassy Suite Hotels. As
     the company shifted focus from corporate growth to franchise growth, Pete took over franchise development in the western U.S.
     In this development capacity Pete was responsible for the addition of 12 hotels to the Embassy Suite Hotel chain.

     Pete has a BA and MA from California State University. The father of 3 children, he is active in his children’s education activities
     and also serves as a soccer coach and member of the local soccer association. Pete is also active in his church and various
     charitable community activities.

                       IDM/PID Collaborative Projects

Currently PiD and iDM are partnering in the development of boutique hotel facilities in the redevelopment of three connected
historic buildings in Traverse City, Michigan into the 83 room “Inn at the Commons”. This project is located within the site of one of
the countries largest historic redevelopment projects, The Village at Grand Traverse Commons ( This mixed
use project includes residential, commercial and hotel components in a unique “new urbanist” village located in a park like setting
insulated from and yet easily accessible to the recognized resort destination of Traverse City.

Additionally, PID and IDM are partnering in the development of the Inn at Harbor Shores, in Benton Harbor, Michigan. This project
is part of a massive redevelopment project spearheaded by Whirlpool Corporation, and includes residential, commercial and hotel
components as well as a marina and an 18 hole Jack Nicklaus golf course.

PID and IDM have aligned in both of these projects with a substantial equity fund formed for the specific purpose of developing
boutique hotels, and are currently investigating further alignment with that fund in the development of similar boutique hotel
facilities in Fontana, Wisconsin and Grand Rapids, Michigan, and various other markets lacking unique upscale lodging, dining
and meeting and banquet facilities, that meet our criteria for achievement of our development objectives.

PiD and iDM maintain ownership in each of these development scenarios, and once the properties are opened continue their
partnership in the operation and management of the properties, and in the management of the assets to exceed the expectations of
the communities in which they are located, the clientele which they serve, the employees which they are dependent upon, and the
owners of the hotels.
