This addendum serves to provide answers to questions received for RFQ #2885DB
Construction Management Services for Construction, Renovation and Remodel of Cecil E. Gray
Middle School. This Addendum #1 form and Addendum #1 Questions and Answers are posted
on our website along with the Revised Attachment B, Non Mandatory Pre proposal sign-in, the
budget sheet, the FISH Report, the aerial map and the survey. To download these documents,
go to lake.k12.fl.us , click on Departments, scroll to Purchasing and click. On the Purchasing
page, click on Bid Opportunities and scroll down the table to RFQ #2885DB Construction
Management Services for Construction, Renovation and Remodel of Cecil E. Gray Middle
School and click. No further questions shall be entertained as the time frame for questions has
expired.
Please note that the opening date has not been changed. All RFQs are due in the Purchasing
Department, 29529 County Road 561, Tavares, Florida 32778 by no later than 2:00 p.m. on
Wednesday, July 2, 2008.

ADDENDUM #1 QUESTION AND ANSWERS
RFQ #2885DB Construction Management Services for Construction, Renovation
and Remodel of Cecil E. Gray Middle School
1. The budget sheet shows approximately $30 million for the project. At present we have
$17 million available for the first phase. The architect will be designing the entire
campus replacement, but this CM selection will be for approximately 19.5 million dollars
worth of work. We will determine how the $19.5 million will be expended in the first
phase as we develop the design process. We will look at the design with the CM and
the community’s input to determine what the priorities are and in what sequence in the
buildings will be constructed. We will most likely start with the multi story classroom
building. We are looking at two follow up phases. The intent at present of the Facilities
Department is to amend the CM contract for phases two and three when funding
becomes available. Hopefully the funding will become available while we are finishing
the first phase so that we can go into the next phases with a seamless phased project.
We understand that this presents a challenge when developing your proposals. At this
time, Gray Middle is an occupied campus, demolition will be involved, reconstruction will
be involved, you will need to be Jessica Lunsford compliant. Yu will need to show a
history of work on an occupied campus, and a history of working with phased projects.
These are items we will primarily be judging you on for this particular project.
When reviewing the FISH, buildings to be retained include 5, 14, 11 & 17. Currently
there are about 28 portables on the campus and the Principal has indicated she will be
able to vacate those buildings located on the lower portion of the FISH by utilizing the
portables. Therefore, the likely first phase will be demolition of all the buildings along the
lower portion of the FISH, buildings 20, 21, 22, 23 & 24. This is subject to change as
this is a community project and community input will be received.
Our standard construction is brick cavity wall construction with standing seam metal
roofs. However, with the two or three story building in a neighborhood setting, we often
forgo the standing seam metal roof.
This will be a combination of new buildings, remodels and additions to existing buildings.
This will not be a simple tear down, build a new building, tear down and build. That is
not the goal in this project. You will use viable existing structures and make them
integrate aesthetically with the new buildings.
2. Will building 19 be included in the first phase demolition. Currently administration is
housed in building 19 and other accommodations would have to be made if the building
is included. That would be determined during discussions with the architect and CM.

4. What is the estimate for the total construction time? We’re estimating approximately
fourteen months for Phase 1 construction and 12 – 14 months for each of the other two
phases.
5. What is the estimated value for each phase? Phase 1 is estimated at $19.5 million,
Phase 2 at $6.25 million and Phase 3 at $6.25 million.
6. Who is the architect for this project? BRPH Architects/ Engineers, Inc. have been short
listed. The contract goes to the Board for approval on July 11th.
7. Can we walk the site? Yes, call the school and arrange a time. 352.429.3322 Make sure
you sign in even though school is out.
8. Is there an aerial map available? Yes, it will be available on our website.
9. Is there a survey available? Yes, it is currently on the purchasing website under the
Architectural RFQ and will be moved to the CM RFQ. We are in the process of doing
some soil borings. Our original intent was to build a new campus on the east end of the
site, but there are some soil conditions i.e. muck, old land fill, high water table and
various other factors that prohibit that plan.
10. Is LCSB against tilt walls? The project will not be designed with tilt walls.
11. Will this be a LEED project? Any contract signed after July 1 will be required to meet one
of the four green standards established by new legislation.
12. Who is the MEP for this project? KPI Engineering, Inc. of Tampa will be the MEP.
13. Is there asbestos involved in this project? Yes, asbestos reports will be made available
during the design phase.
14. On page 17 under Schedule Management there are only 4 slots available to plug in the
information for the 5 projects/references. Revised Attachment B is attached with 5 slots
available.
