A. EQUIPMENT NOTES DESIGNER COMMENTS

1 Centrifugal Chillers Manufacturer: Trane or McQuay

2 Reciprocating/Scroll Chillers Manufacturer: Trane, York or Carrier

3 Residential Cooling Systems 1. Manufacturer: Carrier or Trane

2. Filters to be accessible without removing panel covers







B. ENERGY CONTROL SYSTEM

1 Residential 1. Manufacturer: Carrier or Trane

2. Nonprogrammable room thermostats,

3. Carrier model Debonair 71 preferred,

4. Internal limit settings ( separate setpoints for heating and

cooling max/min temp),

5. Winter max 76 degrees F, Summer min 70 degrees F

6. Secure access to limit settings,

7. No batteries,

8. Not on central energy system.

2 Non Residential 1. Manufacturer: Automated Logic, Johnson Controls, or Trane

Tracker

2. Central energy system,

3. Room thermostats with set point by BAS and +/- 3 degree

adjustment by occupant., (rotary dial is acceptable if dial can be

disabled)

4. Economizer mode preferred with enthalpy control.

5. Provide changeable reset schedule for HW heat and CHW

cooling.

C. CONTROL REQUIREMENTS - Minimum

1 Air Handlers HW & CHW valves to be Proportional Control,

EMS Sensors to read:

1. Room return air temperature, humidity, mixed air

temperature, supply air temperature,

2. Fan start/stop, fan status, cfm,

3. VSD status ( inlet vane damper position),

4. Static pressure,

5. HW & CHW valve position,

6. Damper positions.

2 VAV Boxes HW & CHW valves to be Proportional Control,

EMS Sensors to read:

1. Discharge temp,

2. Fan start/stop, fan status, cfm,

3. Damper positon,

4. Valve position.

3 Chillers EMS Sensors to read:

1. Start/stop ( enable/disable),

2. Pumps start/stop and status,

3. Automatic alternating lead/lag for multiple chillers/pumps,

4. CHW supply/return temperature & valve position,

5. Condenser water supply/return temperature & valve position,

6. Outside air temperature and humidity.



4 Boilers EMS Sensors to read:

1. Start/stop ( enable/disable),

2. Pumps start/stop and status,

3. HW supply/return temperature,

4. HW valve positon,

5. Automatic alternating lead/lag for multiple boilers.

5 Variable Speed Drives VSD to have internal line bus reactor and an

undervoltage/overvoltage protection relay to protect the bypass

control circuitry

D. General Notes

1 Copper pipe to be Type L or K only.

2 Pumps to be Bell & Gossett, Weinman, or Armstrong.

3 Exterior piping: All non-metallic pipes to have #14 tracer wire stubbed up at proper access points (valve box, eqpt room, etc.)

4 Install floor drain in all mechanical rooms with air handling units.

5 EMS to provide graphics for all sensor data.
