As part of the project team, we are making these comments in an effort to improve the overall quality of the project. The specific intent of these comments is to raise questions about
issues such as operation, maintainability, and safety that may impact the short or long term operation of the facility or the ability of the design to function properly. Please have the
appropriate member of the design team review and comment on the following items. We are available to discuss any questions you may have. Note: New comments are in BOLD

BG2 The Ohio School Design Manual recommends testing of the building envelope by pressurization (no No Response Needed N/A
more than .04 cfm/sf loss through the envelope at a pressure of 1.57 psf). Comments on the
building air barrier are aimed at achieving this level of performance.
BG3 Air barrier systems for a building enclosure are materials interconnected to form assemblies (such No Response Needed N/A
as walls, roofs, windows, etc.) with flexible joints that can accommodate expected relative
movement of the assemblies. Where called for, air barriers should be installed to resist both wind
and interior fan pressures as well as movement of the structure. We recommend that these
materials and joints to be identified in the specifications and on the drawings.
BG4 Comments that reference a specific drawing are general in nature. They are intended to be applied No Response Needed N/A

sequence may be accomplished with just one discharge air sensor in the unit. However, the owner
may desire a sensor in the mixed air section and after each coil for diagnostic purposes. A
schematic is very helpful during the commissioning process to determine if the controls contractor
is meeting the design intent. Additionally, after a period of years drawings are typically retained but
specifications are often missing, leaving no record of the designed operating sequence. CD:
Comment still applies.
C2 SD: As the specification is written, we recommend that the control graphics be described in great Would a control schematic be sufficient? Open
detail for each system. In many cases we see the specification call for graphics but with no
description of what is to be shown on them. DD: We recommend the specifications state as a
requirement that all points and alarms pertaining to that system be displayed somewhere on the
graphic screens. At a minimum, start/stop points, schedule, all set points, reset schedules, inputs,
and outputs for each system need to be shown. Labeling of alarms is also a continual problem.
We also recommend that all set points be adjustable and that the acceptable range of adjustment
be stated in the as-built sequence of control. Some control systems allow inputs to be changed
(e.g., Invensys and Honeywell allow this for some inputs). For systems that do not have this
feature, all sensor inputs should be required to be brought into a virtual point so that the virtual
point can be manipulated for system testing. CD: Comment still applies. A control schematic
would be helpful for describing some of these points, but a list of the requirements for the
graphics would ensure that all desired points, setpoints, schedules, and alarms are properly

the contractors, we see them placed in locations that are convenient for the contractor but not
necessarily the best location for serving their intended purpose. Also, it should be stated that the

ensure proper operation.
