RATIONALE:
RIVERSIDE HIGH SCHOOL COOLING TOWER REPLACEMENT: $240,000. Since 2006 the cooling towers
at the Riverside High School have had holes develop in their cooling tower pans cause by corrosion. The
Yonkers Public Schools Maintenance Department has made two attempts to repair the holes in the pans, however
after additional years of service and continued corrosion, the pans and its associated framing members have
worsened and now require significant repairs. In discussions with the cooling tower manufacturer, engineers and
mechanical contractors the School Facilities Management Department has deemed it most desirable to replace the
cooling towers instead of performing repairs since the cooling towers are beyond their useful life. It is anticipated
that this work will be designed by KG&D Architects & Engineers, P.C. under their Requirements Contract with
the YPS.
SCHOOL 23 BUS DROP-OFF: $175,000. This work will involve the creation of a Bus Drop off area in front of
the school along Van Cortland Park Avenue. This will reduce the congested traffic conditions that occur daily
during student drop off and pick up times. It will also provide a safer area for the students to assembly prior to
entering the busses. New fencing and signage will be included. This work is scheduled to be design in house by
the School Facilities Management Department.
SCHOOL 29 PARTIAL ROOF REPLACEMENT: $342,700. This work will involve the replacement of sections
of existing roof that have deteriorated over time. There are numerous leaks in these areas which are causing
damage to the interior of the school. This project will address those problems and eliminate the water penetration
into the school. The architectural engineering services for this work is to be performed by Fuller and D’Angelo,
P.C.
SCHOOL 30 YONKERS MONTESSORI ACADEMY GYM LIGHTING REPLACEMENT: $15,000 and
$54,000, resp. This work will involve the replacement of the existing (Original) light fixtures in the Gymnasiums
and Cafétoriums. These fixtures have been experiencing metal fatigue and are presently a potential safety risk as
these fixtures do not have safety chains. The existing lights will be replaced with new fixtures which have
secured safety cages and safety chains and will include energy efficient lighting controls that utilize motion
sensors to increase energy savings. This work is scheduled to be design in house by the School Facilities
Management Department.
GORTON HIGH SCHOOL LEAD AND ASBESTOS ABATEMENT PROJECT: $140,000. This project
involves abating water damaged plaster walls which were found to contain lead paint and asbestos vinyl tile
flooring. In March of 2011 the Auditorium was closed to avoid occupant exposure to the lead based paint debris
which had fallen from the deteriorated walls. As per the New York State Education Department requirements the
space is to be closed, deteriorated areas containing lead base paint to be abated and the space decontaminated.
Since the Auditorium has deteriorated rugs glued on to deteriorated vinyl asbestos floor tile (VAT), the School
Facilities Management Department is including the abatement of the rugs and VAT with the lead abatement work.
Upon completion of the lead and asbestos abatement work, the Auditorium will receive new matching paint to the
damaged wall and ceilings areas, vinyl floor tile, and painted floor. This work is scheduled to be designed in
cooperation with the School Facilities Management Department and Districts Environmental Consultant Adelaide
Environmental health Associates.
SCHOOL 10 HVAC, SITE AND MASONRY REPAIRS; CHANGE IN SCOPE TO ADD ROOF
REPLACEMENT.: Increase funding by $750,000 to $1,500,000. This project was authorized under Board
Report No. 08-9-102 in the amount of $750,000 in capital funding. The scope of work was limited to the
replacement of the HVAC Roof Top Chillers, masonry façade restoration and installation of new site
fencing. At this time the School Facilities Management Department is recommending that the complete
replacement of the school’s roof be added to the project scope of work. Since the original authorization,
the condition of the roof has worsened over time resulting in leaks into the building, complete saturation
of the roof insulation compromising the building’s thermal performance and has been identified as an
unsatisfactory condition in 2010 BCS. It is anticipated that the additional scope of work for the roof can

be affectively dove tailed into the HVAC, Site, and Masonry Repairs work currently being performed by
LAN Associates Architects and Engineers, LLP.
