Springtime is upon us! Thank goodness! It is a time when we experience the vibrance Vice President/Treasurer
of life and want to “get out” and enjoy it. This was obvious from the tremendous Bill Butts,
turnout at the Home & Garden Show. This month we are celebrating our Associate Pinnacle Properties
Members (the backbone of our Association) who through many hours of hard work
and great enthusiasm make the Home & Garden Show the success that it is! Vice President/Secretary
Congratulations to Chairwoman Mary Pearce, with Frisco Title Corporation, and Jeffrey Smith,
Co-Chair Rick Shoemaker, with Oklahoma Natural Gas, along with your entire CedarRock Homes, LLC
volunteer committee of more than 50 members, on your outstanding efforts on
this year’s Show. Your dedication and hard work were truly evident in everything Past President

With more than 500 Associate Members in the organization, it is hard to list in one
short article all of the contributions that they provide to the HBA. But in addition to Membership Chair
all of their volunteer efforts, financial support and the great products they bring to the Mark Priess,
table, I think one of the most noteworthy and special assets they offer are the unique CFR, Insurance
relationships that they share with the other members.
Last year, when the HBA asked for support for its first-ever Home Builders GreenBlitz Builders Council President
project for Habitat for Humanity, I was inspired by how many and to what degree Brent Green,
our Associates stepped in to help with the project. From making meals on site to Green Homes
hosting golf tournaments to raise funds – their efforts went above and beyond, and
were a large factor in making the project possible. I know that as a member of HBA, Associates Council President
I have 500 partners that I can rely on to provide me with great products, service and Mark Priess,
a competitive edge for my business. I know that most of you, especially those that

Developers Council President
Another “NAHB” holiday we are celebrating this month is New Homes Month, which John Davis
is an opportune time to remind consumers about the value of homeownership, and in Schermerhorn Development
particular, all of the many reasons for choosing a new home. We are already gearing
up for our annual Parade of Homes event, and I am happy to report that with 145 Remodelers Council President
entries (as of the time this article was written), we are on track to have another large
and successful event. Keep your eye out for more details in the coming months. Chad Potter,

The year, and the peak building season, is just getting started – but it is amazing how
much we have already accomplished. In addition to the support of our members and Executive Vice President/CEO
all of the many volunteers, I want to conclude by taking a minute to recognize the Paul Kane
HBA staff for a job well done. They have spent countless hours and worked hard to
overcome several challenges and it has resulted in seamless execution of our events
and the day-to-day functions of the organization. I’d especially like to thank Bonnie, HBA Headquarters
Paul, Nikki, Marlena and Tara who all stepped up to put in extra time for the Home 11545 E. 43rd St.

Greater Tulsa Home & Garden Show Committee Members had their first “blow-out” of the year at the annual Kick-Off Party
in January. Voluteers were welcomed by 2011 Show Chairwoman Mary Pearce and Co-Chair Rick Shoemaker, and also
heard comments from Paul Kane and HBA Vice President Bill Butts. Next, the sub-committtees provided an overview of
their various functions. But the meeting wasn’t all business - after the formal remarks, volunteers teamed up to create balloon

Pay It Forward

In October of 2010, we conducted a survey of our entire membership with regard to the condition of the financial market
for housing. This was the second such survey with the first one being done a year before. While the first survey done in
2009 was very interesting and illuminating, the 2010 survey was even more so, because we were able to do a comparative
analysis of the two surveys. Both surveys used the very same questions (with minor variances), so that we could do a true
apples-to-apples comparison.
Last year, the HBA Board of Directors voted that these types of surveys should be done every six months so that we could
have a decent of gauge of what’s going on out there. The next survey will be done this month, so be on the lookout for it
and please participate. These surveys are only as good as the willingness of our members to participate.
So what did the 2010 survey tell us?
First, we noticed that fewer people took the survey in 2010, but the percentages of membership types were about the same.
31.5 percent were builders; 9 percent were developers; 49.5 percent were suppliers of products or services and 10 percent
were lending institutions. This is reasonably close to the breakdown of our actual membership percentages.
The Builders
Builders are definitely continuing to feel the impact of the tightened financial markets. Loans are harder to come by, and
those with loans find themselves under increasing pressure to pay down their principal. Sales of new homes have dropped.
In comparing 2009 to 2010, many believe that the federal tax credits offered in 2009 and the first few months of 2010 helped
to lessen the impact to builders. Since those credits expired in April of 2010, new home sales have continued to languish.
It also appears that of those homes that did sell in 2010, lesser expensive homes were more popular; in 2009 less than 20
percent of the homes sold for a price of $100,000 to $249,999. In 2010, 35 percent of the new homes sold were in that price
range. Houses in the $250,000-$499,999 range accounted for about 45 percent of sales in 2009, but only about 32 percent
in 2010.
When builders were asked about credit availability, fewer builders perceived the problem as getting worse in 2010. More
than half in 2010 said the credit scene was about the same as it was in 2009. Hopefully, this suggests a “leveling off” of the
credit issues. As you may know, the credit issues are a nationwide problem, stemming mostly from the overly restrictive
approach of the federal banking regulators. Largely because of the restrictive environment under which banks are currently
operating, over 84 percent of builders noted that banks simply are not making construction loans right now.
In addition to the difficulty in getting loans, builders reported that more lenders were calling their notes due in 2010. In 2009
only 4.5 percent of builders reported that lenders were calling their notes. In 2010 this number jumped to 20 percent,or one
in five builders. Additionally, the number of builders who reported that they were required by their lender to pay down the
principal on their loans increased by over 40 percent from 2009 to 2010. Finally, more builders experienced their lenders
putting floors on their loan interest rates (81.5 percent of builders encountered interest rate floors in 2010). The average
interest rate floor was 5.68 percent.
The Developers
Land development has slowed dramatically. Lot sales remain low and, correspondingly, lot inventories remain high. Seventy
five percent of the developers who took the survey reported that they did not develop any new lots in 2010. Over 40 v of
developers reported their lot inventory exceeded 36 months. Another 40 percent reported lot inventories of 12 to 36 months.
Far fewer developers are reporting problems in obtaining credit. However, it is believed that this is probably a sign of far
fewer developers seeking loans for new projects. Not surprisingly, sales volume for lot developers decreased in 2010.
The Associates
In 2010, fewer associate members are relying entirely on builders for their business. In 2009, 28 percent of associates said
that 90 percent or more of their business came from builders. In 2010, only 18 percent reported that level of residential
construction related business. On a positive note, more associate members reported that business had either gotten better
or stayed the same (in 2009 only 33 percent said their business was the same or better; in 2010, that number rose to nearly
60 percent).

care of the associate members with whom they do business. The percentage of builders
who were delayed in paying their bills 3 or more month late dropped dramatically in Valerie Heritage

And finally, we surveyed our members who are lending institutions. When lenders were Director of Membership
asked about their involvement in various lending areas, the following trends were noted npauly@tulsahba.com
when comparing 2009 to 2010: fewer lenders are involved in land acquisition and/or
development lending; there was a slight decrease in single family residential construction Marlena Turley
lending; more lenders are participating in mutli-family construction projects, as well as executive assistant/receptionist
commercial credit loans; and consumer credit loans and mortgages remained strong. mturley@tulsahba.com
Of those lenders who were cutting back on construction loans, approximately 50 percent Pam Fanning
of lenders reported that their reason for doing so was that they had too many construction Bookkeeper

lenders cited this as a reason for cutting back. This is consistent with the news we’re
hearing about the continuing, and often elevating pressure of the federal regulators on Tara Grotzke
banks to minimize the number of construction loans they are allowed to carry. Council & education Coordinator

In fact, the increased pressure from regulators was evidenced in lender responses. In
2009 less than 65 percent of lenders reported they were facing increased pressure from
regulators. In 2010, that number jumped to 80 percent. Also, nearly half of the lenders
reported that they would require a re-appraisal of a project if the project had been on their
books for more than a year.
On a positive note, the number of lenders who indicated they were actively seeking
construction loans increased by approximately 60 percent as compared to 2009. So
maybe there is a light at the end of the tunnel.
So what can builders do to help maintain a good standing with their lender? The most
prominent answer from the lenders is to keep a strong and honest line of communication
open. Also provide timely financial information. Second, cut expenses to keep more
liquidity in the company. Third, lenders suggested reducing prices to reduce inventory.
Finally, lenders urged builders to make sure their books are thorough and accurate.
Conclusion
The bottom line is that we are most likely at the low point of this market. The statistics
suggest that the downward spiral has leveled off. While there were no huge surprises in
the survey results, there were a couple of nuggets of good news. When combining these
nuggets with some of the good news reported on our Facebook page (see my article from
February 2011), I believe we are going to see true signs of recovery this year.

I am writing this article just
after working a couple of shifts at the
Remodelers Council Booth at this year’s
Home & Garden Show. First, I would
like to thank all of our Remodeler’s
Council volunteers that helped work
the booth as well as those who helped
set up and tear down. Working the
booth reminded me of why we join the
HBA and the council’s within. When
you work with and for, and associate
yourself with professional business
people on a daily basis, you sometimes
forget that not all businesses provide
positive experiences to their customers.
Meeting with consumers at the Show
gave me some insight to the concerns
they have when hiring someone to
work in their home.
One of the common questions
that customers asked at the Show was,
“What makes the contractors in this
directory any different from others
out there?” What a great opportunity
to have face to face interaction with
consumers and tout the strong points
of being an HBA member. We
explained that the contractors and
associates in the directory had all
gone through a membership process
that checks financial references, past
customer’s experience, and insurance
requirements.
Several contractors also visited the
booth to ask what we were all about,
and what the incentives are for joining
the HBA and Remodelers Council. We
spoke about good business practices,
networking opportunities, and the
charitable help that being a member
provides to others.
I would like to thank our EO,
Paul Kane, for speaking at our March
meeting about the benefits of joining
the HBA. It was a good refresher for

credibility, now is a great time to start. To get the logo,
