					                  ADDENDUM TO LEASE AGREEMENT FOR SUB-LEASING

This ADDENDUM is hereby made a part of the original lease agreement between AUBURN REALTY, LLC hereinafter referred to as LESSOR, and

hereinafter referred to as ORIGINAL LESSEE(S).

     1.      ORIGINAL LESSEE(S) have entered into a lease contract for a period of __________months and ________days, said lease
             beginning _________________________and ending ____________________________, for the above referenced property.

     2.      _______________________________________________                   _______________________________________________

             hereinafter referred to as SUB-LESSEE(S), has/have requested that he/she/they be substituted on the original lease to take the
             place of:

             beginning ___________________________________, and ending ___________________________________________.

             SUB-LESSEE may take possession on_________________________, provided that all provisions of this ADDENDUM have
             been met.

     3.      LESSOR agrees to this SUBLEASE provided the following conditions are met:

             A.         SUB-LESSEE reads and accepts all terms of the original lease agreement, signs a roommate agreement if applicable, and
                        provides a signed, notarized GUARANTOR FORM to LESSOR. ** Auburn Realty strongly encourages all Sub-
                        Lessees to thoroughly read and understand the lease agreement to which they are hereby agreeing to and
                        accepting. Sub-Lessee(s) is required to initial each page of the original lease signifying they are acceptance of it’s
                        terms.
             B.         SUB-LESSEE pays a security deposit equal to the amount paid by ORIGINAL LESSEE or the amount decided upon by
                        LESSOR in the amount of $____________. Of that the amount of $____________ is a NON-REFUNDABLE and
                        $____________ is REFUNDABLE subject to the terms of lease. The undersigned Sub-Lessee(s) hereby designate
                        ___________________________________ to be mailed any Security Deposit or refund due or the bill for charges in
                        excess of Security Deposit.
             C.         SUB-LESSEE accepts the property in AS-IS CONDITION, and any or all damages done by ORIGINAL LESSEE(S)
                        ARE A MATTER BETWEEN THE ORIGINAL LESSEE AND THE SUB-LESSEE. If ORIGINAL LESSEE agrees to
                        accept responsibility for any damages in the property, it must be done in writing to LESSOR, detailing specific items of
                        responsibility, and agreeing that the cost of repairing same to be deducted from security deposit of ORIGINAL LESSEE.
     4.      The security deposit of ORIGINAL LESSEE shall be held until the end of the original lease term. ORIGINAL LESSEE’S
             security deposit will be refunded within 35 days after the ending date of the original lease term less an administrative fee for
             subleasing of $100.00.
     5.      This ADDENDUM must be signed by all original parties to the original lease. It is further agreed that this ADDENDUM
             constitutes the only agreement between SUB-LESSEE and LESSOR and that LESSOR is not a party to any agreements made
             between ORIGINAL LESSEE and SUB-LESSEE outside of this ADDENDUM.
     6.      ORIGINAL LESSEE and GUARANTOR are responsible for all terms of the original lease until the end of the original lease period
             in the event of SUB-LESSEE default.
     7.      SUB-LESSEE shall not be allowed to move into the Premises until all terms of this ADDENDUM are met and ORIGINAL
             LESSEE has returned keys to LESSOR. ORIGINAL LESSEE must return to LESSOR all keys issued at the beginning of or during
             the course of the original lease before SUB-LESSEE can move in. If all keys are not returned to LESSOR, ORIGINAL LESSEE
             agrees to be responsible for the cost of re-keying the property and mailbox if applicable.
     8.      Each rental installment for the total amount of $_________________is due and payable on the first day of each month of this Lease,
             regardless of the day Lessee takes occupancy. In the event that any installments of the Rent and Utility Fee due under the terms of
             this Lease are not paid on time, then a late fee of $25.00 shall be charged each Lessee whose Rents are not received by 5:00 PM on
             the fifth day of the month, and an additional $3.00 shall be charged for every calendar day thereafter until the Rent and Utility Fee
             has been received by Lessor. Late fees shall continue to accrue until the Rent and Utility Fee and appropriate late fees are received
             by Lessor.
             THIS ADDENDUM WILL NOT BE ACCEPTED BY LESSOR UNTIL ALL AMOUNTS OUTSTANDING ON
             ORIGINAL LESSEE(S)' ACCOUNTS ARE BROUGHT CURRENT AND ALL PARTIES HAVE SIGNED. THE
             EXECUTION OF THIS DOCUMENT AND TERMS CONTAINED HEREIN ARE THE SOLE
             RESPONSIBILITY OF THE ORIGINAL LESSEE(S) AND SUB-LESSEE.
