Keystone Real Estate Investments LLC and New Mexico Equity Investors LLC offer
investors four levels of participation in our Real Estate Investments.
Silver Investor
10% - 12% Interest Return
Our Silver Investor program is designed as a first introduction, for a new investor, to Keystone
Real Estate Investments LLC and New Mexico Equity Investors, LLC. It provides the most
security and allows a new investor to become familiar with the security and quality provided by
Keystone and New Mexico Equity Investors, LLC. We pay 10% to 12% interest for all funds
provided in this program, with a guaranteed minimum of 6 months of interest.
When we contract to purchase a single family home for rehab and resell, we use funds from
private investors like you to purchase and remodel the property. As an investor, you will
provide a specific amount of investment in the form of a secured loan to Keystone and New
Mexico Equity Investors LLC, to purchase a particular property.
In order to justify your confidence in us, we will provide you with an MLS comparables listing
(or on larger properties, an appraisal conducted by a New Mexico certified residential real
estate appraiser) prior to purchasing the property. You’ll know what the real value will be after
we complete the remodeling. Most of the time, we get even more than this established value.
Usually the purchase price and rehab cost of the property will be between 65% and 75% of the
after repair appraised value.
Your loan to us will never be more than 75% of the value of the house we buy. That gives you
more security and guarantees that we will always be in a profit position when purchasing a
property. You’ll have a lien on the property filed with the county clerk’s office for your
protection.
We’ll place the contract and your loan documents with a New Mexico state certified Title
Company. We currently have an excellent relationship with one of the largest Title Companies
in Albuquerque. All of our closings are completed by the branch manager for several offices.
We’ll provide the closing officers name as a reference once you decide to take the next step
in investing with us.
You’ll write your check out directly to the Title Company. For your safety, it isn’t given to us.
Your funds are used to pay the owners of the property that we are buying. After the close, the
Title Company will forward to us any amount above the purchase price of the property to fund
remodeling of the property.
Gold Investor
15%+ Return
After you become completely comfortable with us and we have proven ourselves to you, you
can invest in higher returning investments. These investment properties have a little higher
short term risk because we will not be able to immediately give you a lien on the property.
Often we have an opportunity to purchase a property that is in foreclosure in a couple of
different ways that require funds prior to actually transferring the title on the property.
We frequently find properties that are in foreclosure. If we can buy the property at the auction
(at the courthouse), we can get it for a greatly reduced price. However, we must immediately
pay for the property the same day. Then usually within a week or two, we are able to have the
Title Company transfer the title into our name and give you, the investor, a 1 st lien on the
property until it is sold after remodeling.
However, for that period of time between the auction sale and the title work, you do not have
any security for your loan other than our reputation. We will execute the loan effective the day
before we need the money and interest will immediately start accruing. For these type loans,
we pay 15% interest with a minimum of 6 months interest.
Sometimes, we also have an opportunity to purchase a foreclosure “Right of Redemption”.
Every homeowner in New Mexico has the right to redeem their foreclosed property within 30
days after the auction sale. They must be able to pay cash to the successful bidder of the
auction plus 10% interest for the period till the money is paid.
We can from time to time get a foreclosed homeowner to sell us their “Right of Redemption”
which we exercise at or after the auction. We must have cash for the price the property was
bought, at the auction. Usually this is the amount that is owed on the first mortgage that has
been foreclosed. That means we can get the property at the lowest price possible. The
redemption process can sometimes take 2 to 4 weeks to clear the court and title company.
Since we are guaranteeing 6 months of interest, if we sell the house in less than 6 months you
will actually be receiving more than 15% annual return. You may reinvest immediately again
and have your money working more than twice a year. That increases your annual yield.
During the interim time your security is our right of redemption and our personal guarantee. If
anything falls through, we immediately refund your loan plus 6 months of interest. That’s how
sure we are that we will be able to get the property. We are guaranteeing you 6 months of
interest even if it doesn’t go through.
Platinum Investor
18% Return
Once we have had experience working with you as an investor, we may invite you to join our
Platinum Investor program. This program is designed for those investors that have at least
$1,000,000 to invest.
We will establish a separate LLC for those investors. The purpose of that LLC will be to own
properties that Keystone and New Mexico Equity Investors, LLC will buy, rehab and sell. The
investor provides a loan to the LLC and the LLC pays quarterly interest of 18% for the use of the
Platinum Investor’s money. The investor will be provided a monthly Income Statement and
Balance Sheet showing the properties purchased and use of funds that are backed up by
properties the LLC owns.
Your investment is secured by the properties that are owned by the LLC. This type of
investment is longer term and we are unable to cash the investor out until all properties have
been sold. If you decide that you want to discontinue your investment, we will return the
money along with interest as each of the properties are sold until all properties have been
liquidated and the LLC is closed and discontinues operation.
Platinum Plus Ownership Program
We work with our investors to provide the best service possible. From time to time, we will
invest in commercial properties and multifamily apartment units. We first offer these
investment ownership opportunities to our New Mexico Equity Investors, LLC investors.
If this type of opportunity interests you, we will provide you a written prospectus on each
property to evaluate. Most of these opportunities require more substantial investments than
those required for Silver and Gold investors. Commercial and Multi-Family opportunities have a
much higher return because you will be partial owner of the property rather than providing a
loan. You will actually be sharing in a percentage of the profits and the appreciation of the
property when it is sold.
In addition, all investors in this program must, by law, either have a net worth of $1,000,000 or
have a minimum of $200,000 a year earned income.
