CASE STUDIES OF PROJECTS
ECONO LODGE, CORNWALL , ONTARIO 1987- 1995
Acquired an independent 70 Room limited service hotel in 1987. Completely renovated and branded as
Econo Lodge and operated it successfully despite a tough economic downturn and unprecedented Supply
of New rooms in this market. Stayed active in the community as an active member of the Kiwanis Club
and was involved in many community initiatives. Sold in 1995 at a substantial profit.
QUALITY INN & SUITES, TORONTO, ONTARIO 1995-2000
Acquired this under-performing corporately owned 193 Room full service hotels from Holiday Inns of
Canada (now Six Continents) which was previously a Holiday Inn, renovated and re-positioned the hotel
successfully in the market as a Quality Inn & Suites and improved market share tremendously. Put
together Equity Partners as well as arranged financing in a very difficult Lending climate in 1995.
Nominated and served as a member of the Choice Hotels Canada Marketing Committee. Planned and
executed a major renovation and refurbishment project. Operated the hotel successfully and sold interest
in this hotel in 2000 at a substantial profit.
RAMADA PLAZA HOTEL – TORONTO DONVALLEY (401/404) 1996-2000
Acquired the under-performing and foreclosed 285 Room full service Ramada Plaza Hotel-Toronto
DonValley from Lender in 1996, put together Equity partners, arranged financing, completed renovations
and took responsibility for operations. Planned and executed a major renovation and refurbishment
project worth over 2 million . Re-positioned the hotel successfully in the market, received many awards
for superior Quality Assurance and Customer Service and delivered excellent returns to the owners. As
President of Buckingham Hospitality Inc, managed multiple hotel properties and annual Revenues of
approx $ 20 million, over 350 employees and providede leadership to 20 management level personnel.
Sold interest in 2000 at a substantial profit.
DAYS HOTEL & CONFERENCE CENTRE – TORONTO AIRPORT EAST (400/401) 1998 - PRESENT
Purchased this hotel previously operating as a Ramada Plaza Hotel Toronto Airport East and took
management responsibility in July 2001 for this 200 room full service hotel at Highways 400/401 in
Toronto. This hotel had been under-performing for a period of time and required significant effort in
market re-positioning, product-capital improvements as well as management direction.
Despite a tough market following 9/11, this hotel continues to improve its market share and profitability.
It met and exceeded “Plaza” standards after numerous initiatives to improve service and product
standards. Hired and put together a new management team and got involved as a “hands own” operator to
ensure the implementation of the Business Development Plan.
The hotel was converted to a Days Hotel & Conference Centre –Toronto Airport East effective October
HOMEWOOD SUITES BY HILTON – MISSISSAUGA, OAKVILLE AND CAMBRIDGE, ONTARIO 2003- PRESENT
Bayview Hospitality Inc. purchased two separate sites at the AMC anchored Entertainment Centrums and
secured brand licenses for the development of two Homewood Suites by Hilton properties in Mississauga
and Oakville in 2003.
Organized equity capital , construction and permanent financing to fund the above transactions.
Construction was completed within twelve months of ground breaking in Mississauga and nine months of
ground breaking in Oakville. Mississauga opened in June 2005, and Oakville opened in February 2006.
Both hotels ramped up to market occupancies within three months of opening and are leaders in REVPAR
in their respective markets as per STAR Reports.
Hilton awarded an “Outstanding Achievement Award” in 2004 for building the first newly built
Homewood Suites in Canada and launching the brand so successfully. The two Homewood Suites have
been recognized with many awards in terms of Guest Satisfaction, Housekeeping and Maintenance
standards. The hotels are also leaders in their respective markets and enjoy a premium market share.
A 3.5 acre site was purchased in Cambridge in March 2006 for the Homewood Suites by Hilton –
Cambridge, and construction commenced in October 2006. A portion of the site is being provisioned
for a future Hampton Inn & Suites next to the Homewood Suites pad.
We are actively pursuing development opportunities for extended stay hotels and mid scale hotels across
