Sears Centre Sears Centre is the $65 million, 11,000-seat multi-purpose

5333 Prairie Stone sports/entertainment arena that has significantly changed the landscape in

Parkway Hoffman Estates, Prairie Stone Business Park and the western suburbs. It

Hoffman Estates, IL is Chicago's first entirely new indoor entertainment facility in 25 years. The

60192 arena, which will host 140+/- events and attract 750,000 people annually,

was completed at two thirds the cost and in one third less time than typical

for arenas this magnitude-a feat made possible by assembling the very best

team possible and adopting a traditional Design Build approach-without

sacrificing any quality. The project was designed by Ryan Companies.

Thomas Place Thomas Place is the newly constructed, mixed income senior development

2200 Patriot Drive in Glenview, within The Glen, the 1,000 acre mixed use development on the

Glenview, IL 60025 former Glenview Naval Air Base. Thomas Place consists of 144 units

developed in one three-story building in a block "A" shape design. The unit

sizes are approximately 900-925 s.f. for the 44 one bedroom, one bathroom

units, and 1,165-1,200 s.f. for the 100 two bedroom, two bath units. In

contrast to so many new projects Thomas Place consists of 36 market rate

units and 108 affordable units for lower income residents.

Smurfit-Stone Container Recently, Northern Builders, Inc. broke ground on a 355,363 s.f. rail-served

at Cherry Hill Rail Park build-to-suit for Smurfit-Stone Container Corporation, the world's largest

2251 Berens Drive manufacturer and supplier of corrugated containers. Signing on as

New Lenox, IL 60451 Northern's inaugural tenant in their Cherry Hill Rail Park, 12-months of

coordination with local, county, state and federal agencies was required to

secure site access, rail access and an aggressive incentive package.

Additionally, in order to meet the aggressive project schedule, Northern was

required to complete over $10 million of site development and infrastructure

work in just 60 days. Completion of these infrastructure improvements

proved to be as complicated as the building construction itself. Smurfit's

consolidation of their Midwest operations to New Lenox represents a major

investment in both equipment and personnel. When operational, this facility

will incorporate over $30 million of new corrugating and box manufacturing

equipment as well as employ over 200 NEW employees, a rarity in the

Chicagoland area. The facility is located on 20 acres of land and includes 28

dock positions, 100 trailer stalls, 120 car parking stalls and an interior rail

siding for 9 rail cars. Smurfit-Stone anticipates receiving over 3,000 rail cars

annually.

Comcast Tech Ops Comcast directed Staubach to evaluate alternatives for a Tech Ops facility

Facility at 677 Larch to consolidate and expand its residential service for communities west of the

Avenue City. Parking for 550 cars was critical. After extensive analysis, Comcast

677 Larch Avenue executed a 15-year lease to occupy the 9.5 acre, 113,000 r.s.f. former

Elmhurst, IL 60126 Keebler building, replacing about 25,000 r.s.f. of the 16' clear building with a

24' clear warehouse. The remainder is being completely renovated with

occupancy scheduled for early 2008. Comcast has retained Krusinski

Construction Corporation as a general contractor and Partners In Design as

project architect. The owner is Cook Financial LLC.

Cornerstone at Cantera brokered a lease renewal with Exelon Generation Company. The building is

4300 Winfield Road an outstanding Class A asset in west suburban Warrenville. Despite a

Warrenville, IL 60555 location along the western I-88 corridor with the highest office vacancy rate

in the suburbs, Jones Lang LaSalle was able to secure an attractive lease

renewal making this currently the largest transaction in the East/West

Cantera development since 2001, and, due to Jones Lang LaSalle's efforts,

Long Grove, IL 60049 Kemper Lakes Business Center in Long Grove, IL valued at more than

$52,700,000. The four-building, 950,000 s.f. complex was originally

constructed as the headquarters for Kemper Insurance Company. BPG

Properties has invested more than $35 million in improvements to create an

all-inclusive multi-tenant atmosphere. Fenwal will occupy the top two floors

at Three Corporate Drive, a 243,573 s.f. property. Fenwal utilized Dobbins

Group for architectural services.

Provena Healthcare at Colliers Bennett & Kahnweiler Inc. represented BPG Properties Inc. in one

Tallgrass Corporate of the largest new suburban office leases to date. The team of Francis

Center Prock and David Florent negotiated a 16-year, 103,000 s.f. lease to Provena

1000 Remington BoulevardHealthcare at Tallgrass Corporate Center in Bolingbrook, IL. The

Bolingbrook, IL 60440 transaction, valued at more than $32 million, cemented the success of the

facility which BPG Properties, Ltd. purchased vacant in late-2004. Since that

time, nearly 370,000 s.f. of transactions have been completed at the

550,000 s.f. building, the former Tellabs corporate headquarters. Provena

utilized Ruspis for architectural services and Itasca Construction as general

contractor.

Riverway West Duke Realty Corporation completed a 78,000 s.f., long-term lease to

9399 West Higgins Road Culligan International Co. at Riverway West in Rosemont. Culligan

Rosemont, IL 60018 relocated its North American headquarters from Northbrook. In addition to

offering Culligan prominent building signage, Duke accommodated a

state-of-the-art water filtration lab in Riverway's lower level. The lease

brought the three-building Riverway office complex to full occupancy, up

from 78 percent when Duke acquired the property two years ago. Not only

has the Duke team aggressively marketed and leased the space, the

company has invested in significant upgrades at Riverway to attract

national corporate tenants.

4000 Commercial Drive which was sold to Walgreen Corporation for $15,285,000, is located on a

Northbrook, IL 60062 large 27-acre land site. The Colliers B&K team of Kevin Clifton and Chris

Cummins originally represented CenterPoint in a 70,000 s.f. lease to

Walgreen in 2005 for use as a 24-hour call center, and the company opted

to purchase the facility in anticipation of future growth. Sean Kropke with

CBRE represented the buyer.
