The Thatched Cottage, which is a Grade II Listed Building of Architectural & Historic Interest is
believed to date back to the 17th Century. It is built on a part stone, part brick base with
traditional timber frame, black and white elevations and a wired thatched roof. The property
stands in the centre of this small hamlet overlooking the fine Georgian Listed Building known as
The Old Rectory. It is set back from the road behind a wide grassed verge and the garden,

Location and Description

Atherstone on Stour is a most attractive Warwickshire hamlet surrounded by delightful open
countryside and located, as the name would suggest, astride the meandering River Stour. The
village lies approximately three quarters of a mile from the main A3400 Stratford-upon-Avon to
Oxford road, and is within easy reach of Stratford-upon-Avon (3 miles) which offers shopping,
social, educational and recreational amenities. In addition, a good road network ensures ease
of access to many important centres including Shipston-on-Stour, Warwick, Leamington Spa,
Cheltenham and Oxford. Main line train services run from Moreton in Marsh and Leamington
Spa, and the motorway network with the M5, M6 and M42 linking to the M40 motorway
enables fast travel throughout the Midlands conurbation and to London and the South. The
National Exhibition Centre, the National Agricultural Centre and Birmingham International
Airport and Station are all located within easy travelling distance.

General Description

Services
The main services connected are electricity and water. Drainage is by way of a septic tank,
which is emptied on a six-monthly basis by Pipe Eye Vision Ltd and recharged to the tenant. A
telephone line is connected subject to the usual British Telecom transfer regulations. Central
heating is provided by an oil-fired system, with the Mistral boiler situated in the outside boiler
room two 300-gallon oil storage tanks to the rear. The boiler is serviced annually and recharged
to the tenant.

The property is assessed under the Council Tax Band E (Stratford-upon-Avon District Council)

Maintenance
To enable the Alscot Estate to keep their properties to a high standard we employ our own
building team of carpenters and bricklayers.

Rent
The property is to be let by an assured shorthold tenancy subject to satisfactory references at
£1500 per calendar month payable in advance, exclusive of all outgoings.

Application
This should be on the Maras Form which is available from the Estate Office and should be
completed as thoroughly as possible and accompanied by £60 (each) non returnable application
fee to be made payable to The Cygnet Fund. (£90 for a joint tenancy)

Costs
The successful applicant will be required to pay the cost of preparing the tenancy agreement in
the sum of £125 inc VAT

Deposit
A deposit is required of 2 months rent which is refundable at the end of the tenancy providing
